Exceptional service!! We could not have asked for a better property management company to partner with. From the moment we signed up with them, they were professional, courteous and made the process of servicing multiple locations seamless. Payment was smooth and they gave us an option for even faster payment! Reliable, trustworthy and proactive!

Worst property management company out there. They offer very low pay for contracts when they are getting well over what they are offering. There sites we received where in terrible shape and they expect you to have it compliant with the chump change they offer on your contract. They will hold anything non compliant over you before you do get paid. Payments have been put on hold for the smallest issues and then when you wonder why they havent came after they should be paid out, so you call and find out through the account payable department that your account manager put a hold on your payment. But they cant have the courtesy to tell you while they are asking a million things from you. Dont forgot just last year they took out 4% for early pay. We received a email months later stating that had risen to 6% beginning of this year. Then out of no where the crooked company they are they decided without sending a email with the new policy that they will start with holding 10% for early pay which Ive never heard of such an insanely high amount. Unless of course you want to wait the 2 months to get paid and they wont discount you if they ever actually do decide to pay you if you want to take that gamble. Just for an example how cheap this company is when Im sure they are making well over what they offer there contractors. We had a contract through Ferrandino offering an average of $45 per service for a few locations. Next year comes up Ferrandino loses the contract and someone else takes over. We get in contact with them since we had serviced the previous year. The new maintenance company offers us around $105 per service for the same locations. Stay far away, they may seem nice on the phone but soon as you start asking questions youll get a run around like you never had before and they sure do get a attitude to. They will lie straight to your face! Dont say you werent warned there only about a thousand other bad reviews. I dont see how this place is still in business it blows my mind honestly.

DO NOT DO BUSINESS with this company!!! We have done lots of work for this company and lost thousands of dollars because they promise to pay their bills and then don't and give you the run around. Kathy Barajas is also very rude and unprofessional. Do not recommend them to anyone who wants to get paid for work completed.
