Our home was in need of renovations and had other work needed to make it market ready. We did not have the cash to invest to make those improvements and really needed to make a move for our kids who were going to be entering middle and high school in the fall. We called two investor services, including Prominent Homebuyers, and the difference couldn't be more stark. The other company gave us an eye-popping (and completely unbelievable as my wife is a realtor and we knew better) over-the-phone estimate, no doubt designed to lure us in with caviar dreams. Prominent Homebuyers, by contrast, asked us pertinent questions about the property and gave us what we thought was a reasonable offer based on the condition of the house and the business purpose they had in making the investment. We followed through with the next steps with both companies, and as expected the other company began pumping the brakes, with each suggestion of where the numbers were headed slowly downward. They left the property still without an offer in writing. They used the standard tactic of stalling to get me to make the first follow-up inquiry, and when they finally put something in writing it was unsurprisingly just skimming above the amount we owed on the house, with absolutely no regard to market value. The offer they ultimately put in writing was a whopping 27% less than the phone offer. Prominent Homebuyers, by contrast, came in and didn't just sit at the table with marketing blather while floating numbers downward. They did a full room-by-room inspection and confirmed the information I had provided initially. Once done, they sat and immediately put pencil to paper and worked over the phone with their assessment team. They did adjust down their offer price, but they discussed why and spelled it out. Even then, they were willing to listen to what we felt we needed to get out of the house and we were able to negotiate a compromise as a result. We then had a contract in hand that was within 3% of the original phone estimate. From that point on, we had other complications in our home search that caused us to feel we needed more time. Prominent Homebuyers was completely flexible, adjusting our close date by several weeks without any hassle. They even entertained the possibility of a post-settlement occupancy as we had one possible purchase situation where we would have absolutely had to have cash at the table instead of an assignment of funds. We ultimately didn't need that sort of flexibility, but there was no conflict from Prominent Homebuyers at the possibility; they were fully on board with helping us manage the situation in any way they could. For us, Prominent Homebuyers helped us improve our situation in a way that that, frankly, we almost certainly wouldn't have been able to without them. We could have stayed in our house and managed the school situation with a fair amount of difficulty--and were prepared to do so--but Prominent Homebuyers meant we had a choice. Their intent was to create a fair outcome for both parties, where their business model is *not* predicated primarily on equity liquidation, as the other company in question clearly was
