    STAY AWAY [review for 57 Grand in Brooklyn] Hot water was dirty (visibly discolored) and would not work consistently for over a month. Had to chase Smartmangement for any action to get done. Eventually they replaced the hot water tank which fixed the issue immediately. Instead of abiding by the law and not requiring us to pay rent for the period during which the apartment was inhabitable, they offered us $500 off.... hardly close to the actual rent for the period. Their reasoning is that they took action immediately and had to spend money themselves to fix the issue (?). I guess the moral of the story is only rent from them if [1] you do not expect bare housing necessities required by the law and [2] you expect to somehow be on the hook for their costs to maintain the building......

    Can only assume any rating higher than 1 star came from someone who works here. DO NOT RENT FROM A BUILDING MANAGED BY SMART MANAGEMENT. We have had no clean water and no hot water for a week now. Two separate plumbers have confirmed the water is filled with dirt and sediment from a water heater that needs to be cleaned and fixed. We STILL have heard nothing back from management. A quote from one of the plumbers this is really bad. Update: took a month and a half to get clean hot water - we needed a new hot water tank (despite property manager Mark insisting draining the water would work despite it repeatedly failing). Smart Management now requiring us to pay rent for the days without hot water despite it being a legal requirement. Theyre trying to claim it was a city issue even though a new hot water heater immediately fixed it. They dont seem to care we went without hot water in the dead of winter
