540 Waverly

I've enjoyed living at 540 Waverly. It's a nice building in a great location. The staff is very kind and helpful. My one complaint is with the realtor staff and the expectation of the finishings of the building. The leasing staff was rude at times and the rooftop hasn't really matched up with the renderings I was shown but I'm still overall very happy with the building.

Decent apartment for the price and location, very nice staff on location. However, there is a massive smoking issue all over the building. It is not a sensitivity issue - In the past most of my apartments have happened to be next to smokers but for the most part the smell has either been mild/infrequent enough to not bother me or they stopped doing it inside after I talked to them. I am currently dealing with the nastiest weed I've ever smelled coming through the heating vents from people smoking multiple times throughout the day, can't be in my apartment without wanting to vomit even with all the windows open. Had to pay a triple heating bill last month from venting my apartment all the time, god knows what it'll be like this month. This is on top of the issues I've had previously and currently with multiple apartments smoking on my floor. Management either doesn't have the power or care enough to deal with the problem faster than new smokers can move in. In addition to the apartments I've had issues with, I regularly hear other people complaining about people smoking in other units to the staff.

I moved into this apartment less than 6 months ago and it has been the worst housing I have experienced (I've lived in nyc all my life). Cons: - Noise: the soundproofing is non-existent. I can hear every single from my next door unit, the unit above me, and units down the hall. It is at all hours of the day. I work from home and most days I don't even want to because of this. Forget about a good night sleep. -Smoking: It is in our lease that smoking isn't prohibited in the apartments. Yet it happens to the point that the hallways and apartment smell like weed. I can't even sleep in my bedroom some nights due to the smell leaking through. -Leasing office: Not the most approachable team and they don't appear to want to help if questions arise. -Apartment: I did a pre-move check-in a week before I moved in. However, when I moved in (first occupant in this apartment), I uncovered that the unit was not up to par (food was in microwave (when I first toured this apartment there was food in the microwave), the tub was dirty, screws were missing in the cabinets, and after inputting the missing tile in the bathroom ceiling, it was never repainted (even though they indicated it would). Pro: -Amenities: Overall the amenities are nice. The gym seems to be the most widely used one so I wish it was bigger because it can get full at times. -Staff: The front desk staff are nice, courteous, and helpful. -Apartment: Overall the apartment is great. I really like the layout, features, and style. Obviously the cons outweigh the pros and it really sucks to experiencing this (especially for a new building). With this, unfortunately I couldn't recommend this building.

Cant say enough good things about the building, team that works here and overall area. Shaw, Eddy, Dio & Brandon are the best and have always gone above and beyond. The building is always clean and well taken care of. I really appreciate how safe the building feels and love having a place to look forward to come home to every day.
