    I have lived in the Mariposa Community area for three years. At the time CCMC was the management company here. Since then, the community changed over to AAM and I can honestly say that so far this company has proven to be substandard. No need to go into long drawn out details, just know that this management team seems to be struggling with the entire concept of the CC&Rs that the founder has set forth for the community.

    Update 9/1/23 -- Still no changes, even with a new community manager. Jennifer never returns phone calls. Situations as described below have continued to deteriorate. When I speak with AAM management, I am essentially dismissed outright and told that as a past Board member that I should expect this and know how difficult it is. _______________________________ It would seem that little has changed. The relatively new community manager Angel has not answered questions posed. Still no follow-up. Trailers are parked in front yards for weeks on end, fences are falling over, garbage cans in front yards and not hidden from street view as required by covenants, no communications regarding community activities, or posting of meeting minutes from board meetings, While not necessarily AAMs responsibility, it would seem that under their watch, our community has not held an annual meeting that has met quorum since 2013. Was promised that I would be informed of when the Board meetings were scheduled and no notification provided. The local office (who changed locations without notification to the communities) states that it is corporate's mix up in that quarterly assessments were charged without statements. The mix up has supposedly been corrected, but we still haven't received a statement. Tried to get to Jody and had to leave a message. Wound up speaking to Angel who misrepresented her role and responsibility. Upset about the billing problems and the unmet promises, I was terse. Angel dismissed me on the telephone saying that I wasn't to yell at her.

    This is the worst HOA that I have ever dealt with. None of the Bylaws are being followed and all you get is we can't be looking in people's yards or hear the animals barking constantly. I really would like to know why there are Bylaws that state you have to have your yard completed in 6 months but nothing is done to enforce it. The pictures below are of just one of the yards.

    04/18/23 Yesterday was an 'in person' HOA meeting at our local library.. It was AWESOME! I met so many more homeowners as upset, if not more with our HOA.To top it off, I wasnt even the craziest one there either! One woman bluntly called out our HOA Manager and the manager started yelling loudly at the homeowner and starter swinging her finger around and even stood up..I havent seen an employee act that unprofessional in a very long time. I thought she was going to jump over the table. I understand receiving criticism may be hard, but this is her job.. that she is doing very poorly, she she signed up for this position, no one forced her to take. perhaps if she did a better job, returned phone calls, didnt radially profile.. there would be so many upset people. hopefully the president of AAM will finally see Entrada @ High Ranch is is despite need of a new HOA Manager
