Mike is a great detailed inspector. The inspection report is very detailed and informative. it is has a lot photos and vides. He was on time, his communications is great, response to his phone calls, or texting.

Mike was very methodical in his inspection and paid attention to the smallest details. His reporting was extremely comprehensive and very easy to understand. Most of all he was approachable from start to finish and was always available to answer any of our questions in an objective manner. As a first-time home buyer, I am in the process on closing on a potential home. I reached out to Michael Makely, owner, of Universal Home Inspections and requested for estimates relating to various inspection requests. Michael was quick to respond, reasonably priced, very courteous, professional, and accommodating. I was able to do my inspection on the weekend, which I had to move my Saturday to a Sunday because of a scheduling conflict, after I had already booked the inspection and Michael was able to accommodate, and even earlier than the times listed. The invoicing and agreement process was seamless. User-friendly and very easy to read and understand. It makes an already nerve-racking experience much less stressful, which is great. The day of the inspection, Michael was the first to arrive to the property before the scheduled time and already doing a preliminary walk of the outside. The inspections took about 2 to 2 1/2 hours. Michael was very thorough and always reiterated to ask any questions so he may answer at the best of his ability with the information he was able to gather. It was reassuring to have his many years of experience to be inspecting my potential future home. The inspections report arrived in two business days, and with the Spectora All-in-One inspection software, it was user-friendly and easy to understand any issues or defects that arose. The report was detailed, made recommendations, and highlighted based on color coded identifications of Good to Bad. I was a fan. Being able to export the reports in PDF made it convenient for file keeping. Overall, I would gladly recommend Michael Makely and Universal Home Inspections for anyone looking for a quality home inspection.
