Cardinal and Matthew Ziegert intentionally withheld full disclosure regarding a $4000 charge form us until the day before closing. We were offered a low interest rate, but not informed that that rate was only possible if we purchased $4000 in points. In order to protect new buyers from this exact predatory practice during an overwhelming process, a Discount Point Acknowledgement Form is supposed to be provided. Cardinal does not provide this form to its clients until the day before closing. Worse yet, even after we asked our lender Matt about points very early in the process, we were lied to and told we didnt need to buy them because they would be expensive. At that moment we should have been informed that we were already being charged for them.
In response to our complaint, Cardinal claimed that the tentative and variable fees disclosures form with 3 pages of fees listed only by line item that was provided to us on two occasions well into the sale was adequate. It only goes to show that Cardinal will advantage of first time buyers by deliberating withholding information.
