    Came to Ossipee for a quiet family mountian/lake get away. And I swear the place we rented was SO NICE! It was clean and welcoming! It was so nice to stay in a house near the lake in a quiet community. It felt more like a home away from home. I had a small problem understanding how to work the trash compactor (never used one before) but a quick phone call to the property management company and they walked me right through it. I WILL be booking with Red Maple again! Cannot say enough good things about the property or the company who runs it! I'd give 10 stars if it were possible!

    Absolutely atrocious management. Booked a trip for this coming weekend for a family event and they decided today, the day before the booking started to let us know the residence would be occupied and we couldnt check in. Then didnt have any availability in other spaces to accommodate us. This all occurred after they already charged the full amount to my account. When confronted about how this happened they had no explanation and told us another booking had priority. How does that work? Especially after you already charged my account in full. Be wary everyone because this company completely screwed us over and didnt feel the need to be accountable.

    If you are looking for a vacation get away and don't want to book a lousy hotel room, this is THE PLACE to go! The property is clean and the customer service can NOT be beat. Without a doubt Red Maple and their crew knows the ins and outs of vacationing in the area. They do not disappoint! HIGHLY RECOMMEND!

    We stayed in one of their house in North Conway from Dec 23 to 27, 2021, during the Christmastime. I really like that house, while, the drama started after we checked out. TL; DR They are expecting you to be their cleaning lady and do the deep clean for them when you check out. Thus, they save the labor fee and can directly rent to the next guests. Please video every corner of the house before check-in AND check-out, to avoid the accusation happened to us. Video needs to include: what inside coffee machine filter, furniture on the deck, spaces under the furniture, fasten ankle of the doors, all the beds, kitchen, etc. What happened: After we check out at 10am, on the way back to MA, the manager J called and accused us that we left the dishes everywhere, broke the doors, didn't strip the bed, range is totally destroyed, leaving the furniture on the back deck, sink clogged. That is ridiculous! We cleaned all the dishes, stripped all the 6 beds we used, took out all the trashes (from kitchen, restrooms, bedrooms) , put new trash bags, range and sink is fully functional. What we did wrong is we didn't take any photos after that. What mad to me most is that Mr J said he has the photo proof, asking if I have any. Otherwise, I am lying. Below are what we did extra when we check in: 1) We moved the TRASH from PREVIOUS guests! Drink cups in basement and living room! 2) The coffee machine has leftover moldy coffee powder inside, and it is jammed. We cleaned and fixed the coffee machine. 3) One of bedroom heater stops working occasionally, and the additional small heater won't help cause it will be too hot or too cold. This is easily catch cold. My friends had to slept in the living room floor. 4) The instruction is poorly managed. You can see different instructions from email, a booklet, and on the fridge. Also, none of the listed trash room code works, we have to call the manager in snow night. 5) hot water not enough, after 3 showers, the hot water became lukewarm. 6) hygiene issues, if you have rhinitis or allergy to dusts, please stay away. During the argument, Red Maple Retreats stands on the side with Mr J all the time. I feel so bad not have photos to prove myself. I hope Red Maple Retreats can do what their testimonial says, not the opposite. I always get five stars reviews from Airbnb hosts, and I never met the drama like this. I didn't expect this accusation. My fault! I should take videos when arrive and before I leave! I can't drive back! Outrstay is Christmastime, I also fixed the following stuff without bothering Mr J because I know no one want to work or arguing on holidays:

    Avoid this company at all costs. I booked through VRBO with them for a unit that sleeps 8 people including bunk beds. When we arrived the bunks were removed and there was only space for 6 people. Red Maple refused to help or even answer my questions about this situation. The only resolution offered was through VRBO for them to put me and my whole family Into various hotel rooms. Communication with this group is non-existent. A phone number associated with this business actually connects you to a different, apparently unrelated realty group. Note that I have given Red Mae numerous chances to help me out, including asking for a cot but I have never received any reasonable response other than a note that they can't help me. Avoid getting bait-and-switched like me and don't book with Red Maple I almost forgot! The heat didnt work in my unit the first night. I called and emailed in the morning and on this front I did get a response. The response was that I must have set the thermostats wrong. No - that was not the issue. I had to download the owners manual for the mini splits and read through the troubleshooting sections. That's how I learned about the fault conditions and how to reset the unit. This involved going outside and cycling the breaker. I was able to fix the heat 24 hours after arriving in the winter. The attached photo is the bunk beds which were removed without any notice to me, the renter.

After we check out at 10am, on the way back to MA, the manager J called and accused us that we left the dishes everywhere, broke the doors, didn't strip the bed, range is totally destroyed, leaving the furniture on the back deck, sink clogged.
