Laura (formerly Hamilton) and Dave Spratt of Coldwell Banker Lifestyles Realty assisted me on the sale of two houses, and I was satisfied with their service. I used them to help me buy a new house. It was a very different experience. I never once felt represented by Laura and Dave. They did no negotiating on my behalf, told me to take the deal as offered, failed to update addendums, and at one point even raised their voices at me in defense of the seller who kept moving the closing date. When my seller broke the contract (did not make agreed upon repairs), my agents were frustrated with me for being upset. They even complained about me to my handyman. I ended up having to be my own agent and advocate... so Laura and Dave basically became paper handlers. When I reached out to Coldwell Banker's Ombudsman, I was brushed off. I highly recommend you do your research before hiring a realtor and real estate firm.
