    I had a great experience working with Erik. Living across the country on the East coast and trying to sell my home in Sparks, NV was already stressful enough but Erik helped ease the process and was so on top of everything while keeping me in the loop every step of the way. I appreciate him literally holding my hand through the whole process and making sure I had nothing to worry about while always providing solutions to any problem we ran across. Not to mention that all the recommendations he had on what I should fix/tweak in my home to get the most bang for my buck caused it to get an offer the first day on the market and close within 2 weeks. I would recommend him to any family member or friend.

    A house on our street was listed by Erik and the escrow was done in 2 weeks! We knew we wanted HIM to list our property, so we introduced ourselves to him and wanted him to represent us, for our real estate needs. We had the PLEASURE of working with Erik Sanchez-Lima as our listing agent. He's outstanding! He has a wide knowledge of the real estate market in the Northern Nevada area and was professional the entire time. The buyers agent took off on vacation during our escrow and unfortunately left them in the hands of another agent mid escrow who didn't really seem to want to communicate with the buyers. Erik really stepped up to help them out and communicated with them via this other real-estate agent. Not sure if it was the buyers agent's poor communication or the buyers lack of understanding with how a real estate transaction works, but Erik literally worked MORE than the buyers agent did AND he represented us as the Sellers. In our opinion, he deserved BOTH Commissions!!! He always kept us informed, especially pulling late hours when the buyers chosen home inspector made mistakes (inspector misread the date on the water heater and wrote down it was way older, wrote down a faucet wasnt working because the inspector didn't know how a push stop worked on a new sink, etc). Erik made sure to have those errors noted correctly and politely educated the new inspector. The water heater was new and Erik showed him how to read the dates on a water heater. Erik provided a video of the bathroom sink stopper being pushed with one finger to open, allowing water in the basin to drain. Erik kept his cool and handled all these situations professionally, everytime. Erik has integrity and a strong work ethic - and is simply amazing to work with! We highly recommend him and would hire him again for any real estate needs we have in Northern Nevada!

    Petty, unprofessional. We had the unpleasant experience of dealing with Erik as the listing agent for our home in Sparks, NV. We are not new to the home buying process, having previously purchased homes in 3 other states, but our experience in Nevada was unique for its sheer amount of difficulty and frustration. We selected the home listed by Erik based on its location and the number of recent upgrades to the property. We agreed to the 3 week closing window named by the sellers, thinking the process should go quickly and smoothly. We started to become concerned when we asked for documentation of the advertised upgrades during our inspection period, and were told by the listing agent, Erik, that the sellers were too busy moving to provide the documentation, and to just take their word for it. When we selected contractors and additional inspections to verify the upgrades, we were met with resistance from Erik every step of the way, and although we completed everything on time within our inspection contingency, Erik accused our agent that "we were dragging our feet," and harassed her with multiple calls daily during the entire inspection period, despite being unable to provide the majority of the documentation we requested. He also made personal attacks on the knowledge and abilities of our home inspector, a master electrician with over 25 years of experience. Yet, at the same time, his sellers were unable to provide permits, receipts, or a corresponding inspection to support their claims about their property. When we attempted to expedite closing due to a family emergency, our agent was told by Erik "because you dragged your feet, we are going to drag our feet and stay with the original closing date." Erik informed us we could do a walk through at 6am, 3 days before our closing date, in order to view the property before our flight out of town. However, when we arrived, the house wasn't ready-- the garage and bedroom was full of personal property, the fridge was full of food, the home was dirty, and there was new damage to some of the walls. There was no apology or communication about this from Erik, who had confirmed the walk through with our agent the night before. On the evening prior to closing, at 5:30pm, our agent drove by the house to see if they would be ready for a walk through that evening. Erik immediately called and accused us of harassment, because "the sellers are still moving." We were finally informed the house was available for a walk through at 11:45pm that same night (the night prior to closing). When our agent arrived first thing the next morning (day of closing), the power and utilities were already shut off, forcing us to complete a walk-through in the dark, and the house was still filthy. Every attempt our agent made to collaborate with Erik to address the condition of the house or speed up the closing process was met with a refusal, incorrect information, and sometimes outright sarcasm. In the end, it was unclear whether the pettiness we experienced in this transaction originated from the sellers themselves or the listing agent. Dealing with the last minute disorganization and rudeness on the part of these sellers and their agent Erik caused more stress in an already stressful process and disrupted our trip to visit a sick family member. We understand that we were buying in a seller's market, but we were unprepared for the lack of professionalism with this agent in Reno/Sparks. This won't be the only home we purchase in Reno, and we will steer well clear of any listings by Erik Sanchez-LIma in the future, and will advise our colleagues to do the same. If you do have to deal with Erik as a listing agent, make sure you protect yourself with an adequate inspection period, be prepared to do your due diligence, and have a good agent to stand by you. He will make the home buying process much worse than it has to be.
