Caras Property Management

I rented from Caras for 3 solid years. Rent rose every year $100-$200 at a time with no improvements to the rentals. I was a very good tenant- no late pays, on time and would communicate with them often. I could not afford it anymore, so I gave my notice to exit. I did not quite give 30 days but I was well within my lease re newel date which was the end of July 2023. I followed the required list and cleaned the apartment, gave receipt of the carpets professionally cleaned required on my dime (he complimented my apartment for how it looked) and made sure to be out before the renewal date July 31st, 2023. I made sure to ask Katy in the office if I was going to be charged rent for the months that the rental is not rented once I exit. Katy stated no, as long as you are out before the Renewal date you will not be charged. Once I had everything done and key turned in, I got a call that I somehow 100% failed my cleaning inspection. The sheet was marked up!? Caras gives you 24 hours to try to re clean so I did just that with help however the things I failed for where things like 1 single strand of hair on base board, residue that turned out to be a tiny spot on the blinds or in the oven (because I scrubbed that sucker?!) etc. I knew the blinds would be marked because I put blankets up in the summer to keep it from being 90 degrees so they were cracked. I left the office in Polson absolutely enraged at how they were stealing from my deposit that I needed back so badly and worked hard to ensure I get back. I cried for hours after and spoke with previous tenants who confirmed this is what they do- screwing me. I received my final statement and check back from my deposit about a month later. I feel they stole form me. I was stollen from. I received $100 bucks back out of over $1,000 deposit. They stated they had to have Professional Cleaning come into my apartment for 4 hours to clean. They charged me for painting the apartment and they charged me 2 WEEKS EXTRA rent for the apartment not being rented into August 2023 even though I specifically asked Katy and was told no. The statement was a full page of things they used my deposit on. I am single with no pets, kids or others. I worked so hard and had conversations with them just to get ripped. These reviews on here are true. I highly recommend not renting from Caras. I have already spoken to everyone I know in Polson and Missoula about my experience with them. Thank you.

Caras' Polson staff is always ready to help and friendly whenever I call or come in. Those staff always have smiles on their faces and have awesome customer service.

I am utterly furious with this company. I was hoping to hire them to manage my property. They met me there and Carity Todd was effusive - was SURE she could rent the place - just needed to talk to the management. Didn't call when she promised to, so I texted her and she said "So sorry - not gonna happen!" When I called and texted to find out. WHY - she didn't return my calls. Incredibly rude and unprofessional. I'm pretty sure I dodged a bullet.
