Called many time to talk about a unit with Devon, not only was she very rude, ill accommodating, the people that work there cannot keep there story straight. At one point I didn't make enough for the unit so they proposed I pay an extra month of rent. When I came up with the money for the unit and called to sign the lease, I was told it was on hold for me and they'd send me the lease and portal in the morning. Not only did this not happen. But clearly after my frustration of being excited to sign my lease and the told I cannot someone else got it, she (Devon) replied with "you can look at our website and find another unit for yourself." I may not be a salesperson but that definitely not how you keep customers coming back. After expressing that I felt this was unfair as I was told less than 12 hours before the unit was mine, she tried to tell me the owner changed their mind. Why wasn't I informed of this supposed change over night? And why do they continue to have units up on the page that are rented out or being lived in? 0/10 would not rent from them. Very dirty. Sad they have the monopoly on the Rolla rental market, because I won't be the only one to go through this frustrating process and waste my brain cells and money. Also to add my sister called to check on the unit for me as well, and they proceed to tell her it's available, after telling me it wasn't. Hence the "story not being straight" Edit: You lead me to believe that my income would qualify by telling me I got manager approval for the unit I was interested in. Then later when I had the funds to pay, you gave it to someone else after telling me it was on hold for me. And you told me the property owner didn't even approve of me moving in. Why would you get manager approval for my application if the property owner isn't okay with it? Seems like bad communication and bad business practice.

I initially had only positive things to say about this company, which was very confusing to my friends and colleagues, as every person I have spoken to about investment says to avoid them like the plague. Contrary to this, tonme they were initially very kind and professional, and my service requests were carried out quickly and professionally. And while they did raise the rent, that is to be expected with the state of the economy. The problems started this month, to make a long story short, I had my wallet stolen, and the cards locked. Right after this my roommate payed the rent with said card. This transaction was blocked, and so we were hit with a fee and had our payment apps locked (for some reason). Going to the office, I was confident that this misunderstanding could be quickly and efficiently communicated and resolved, instead I was treated with the upmost suspicion, told that I had to go to the bank and get a formal letter from them explaining the situation, and that I had better do it on time or risk another fee. After spending my next morning running these and other buricratic errands I finally got them the paperwork, which they then simply rejected and told me that it was too bad and then reminded me not to be late with my rent. I feel I was treated with no grace or respect, charged money for my trouble, put on a burocratic goosechase for nothing, and had my app disabled for reasons beyond me. I feel like this whole situation was a huge waste of time that I will never get back, and unfortunately alligns with this institutions overwhelming reputation in this town. Note for investment: the second person I talked to seemed nice, it was mainly the first woman I spoke to who I felt was overly curt, and I imagine the reason the paperwork didn't satisfy ya'll was because it showed the money having hit my account on 4/1, this is just because when a transfer is made on the app, it takes a couple days to process on their end, but for us on the app, the money was there and ready to go, and has gone through just fine every month. I just wish I wasn't treated the way I was, and I really feel like this shouldn't have ever been a problem in the first place.

Try to avoid them! They will try to take every penny you have and they dont respect you as a costumer at all. I was an international student in Rolla last year; and when I needed to transfer schools and sublease my apartment to a friend, they charged us both for the same period of time (yes, they got paid twice) and they threw away some belongings I was leaving for my friend (a brand new microwave, kitchen table, 6 chairs, desk lamp) even though I emailed them telling that the furniture was for the new tenant and he was aware of it; and they made me pay $300 for removing the trash. When I rented the apartment (1706 N elm st, apt 11), everything was very dirty. The bathroom was disgusting: I had to thrown water and bleach to clean the walls (I almost fainted); the carpet had mud (!) and I had to rent a machine in Walmart to clean it (but it didnt help at all because it was too old); there were dead bugs under the refrigerator and stove, and everywhere around the apartment. I had mold allergy crisis often. Also, they are not very organized people: sometimes an electric or gas bill would show up on my account (on the tenant portal), even though I had paid my utilities using Autopay! And you lose time going to their office, only to find out that the bills were from the previous tenant When talking to other students, everyone had a bad experience with them; we call them scammers in offices . Update: On August, the new tenant paid the full rent. And I paid also for part of August, so it is being paid twice. Another thing to mention is that once we set our move out date, they make you pay the rent up to this date (and thats how is supposed to be, of course) BUT they ask you to MOVE OUT 7 days before the move out date because they say they need the 7 days to clean the apartment! So, I went to their office, set up my move out date to 8/9, paid rent until 8/9 but was asked to move out 8/1 for them to clean the unit. They do this to everyone. Update: The utilities were in my name since day one and were paid religiously. You are disorganized.
