    If I could give her ZERO stars I would. She was hired by Chase Bank (which I will never use again either). I did it all on line and Chase hired Daney Appraisal LLC. to do the appraisal on my new home (new construction). She admittedly didn't know anything about the area in which I lived. She doesn't even live in the same state. I truly believe she was hired because everyone else was too busy and Chase just wanted a quick turnaround at my expense. She said there were apartments in my housing development and there isn't an apartment within 1 mile of my home. She appraised my home 45k less EVEN though the three other new homes (identical to mine) all appraised at selling price. Her actions cost me money. I tried to reject the appraisal and asked Chase to get a new appraiser and they would not do it. I have been building and buying homes for 30+ years and this by far was the WORST buying experience of my life.

    This company did an appraisal on our home and botched our entire deal. She was aggressive from the moment she arrived at our home. She was far more concerned about the moving company across the street than focusing on our home. The first thing she said was she was not familiar with our area and had never been in our neighborhood which I found very unusual and not comforting at all. Why would the lending agency send someone not familiar at all with the area, much less our neighborhood? I was told by our agent there would be no interaction with her at all, and she would not be very long. When she arrived in her aggressive demeanor she said shed like to sit down when she was done and ask me questions. I thought this was rather unusual since I was told there would be no interaction from our agent. I was just to let her in the house. The questions were very specific. Dates when remodeling had been done on the house going back 18 years I felt totally uncomfortable and felt she was badgering me as if I were on trial. When she left I immediately called our agent and described what had happened and that I didnt have a good feeling from her attitude. As it turned out she used old comps and houses that were not even comparable to our listing, which in turn we wouldnt negotiate a much lower with the sellers. I hope no one has to put up this company or her incompetence.

    Wow. Nicole absolutely butchered an appraisal. No knowledge of Kansas City area, no knowledge of proper appraisal methodology, omits relevant details and does not know how to give adjustments for updates and upgrades. Please avoid her services or your home value will be absolutely random, without any regard to what the market is doing or what updates the home has. If she gets assigned by a lender to work on your loan DEMAND a different appraiser or you will find yourself in a world of pain.

    our lender sent Nicole for our FHA appraisal, was horrible, recommended we perform work that was not required. Could not provide FHA (HUD) guidelines for these recommendations. Upon searching out myself I found the work was not required and would have been a very expensive disaster if we would have followed the requirements. We had to show our Water tank was electric not gas and did not need raised 18" off the ground and the pilot light of our furnace was in compliance and also did not need to be raised 18" Charged for a re-inspect after I proved this work was not required by HUD. Charged 500.00 for first visit and another 290.00 to re-appraise for work that was not required. The one item that was legit on the repair list was done. When inquired about not charging for the re-appraisal for all the inconvenience we were put through - she won't even respond. HUD people even asked me "where did you find this appraiser?" Our heating & cooling guy called her a joke. Raising our water tank and furnace off the ground an additional 18" could have cost us thousands of $$ and would have been a disaster and dangerous. The homes in the area she compared our home to was not even close bringing down the appraisal value. If your lender sends her out - refuse and request a knowledgeable appraiser.
