    My move in date coming up soon so I can't speak to the property itself, but the process has been one of the easiest out of the several rental properties I've lived at. When I first became interested in the property Jill reached out and gave me a tour the same day! She did an amazing job of laying out different options and explaining open units that would be available in my time frame. I've reached out to her several times over the past few months when I was having problems signing the lease, had questions about rent, and questions about move in. Every time she's answered the same day and has done an excellent job of giving a full explanation. The community seems great based on resident interactions and I'm looking forward to updating after I settle in!

    This place is gorgeous and the office staff are just as amazing. I love taking my dog into the office and talking to Jill shes the sweetest most cooperative women I have ever met! I will continue to recommend this place to anyone who is looking for a nice pet friendly apartment!

    Falconpoint Apartments has been great for me. In particular, it is clear the glue that holds together the location and facility is Jill, the office staff. I moved in roughly December 2022. It's to my understanding there may have been other management companies prior to this period, I have no experience with those and won't comment. As of recently, all of my requests very timely and efficiently addressed, if not completed. All of my interactions have been reasonable, and transparency in what actions are being taken for the community have been clear. (Things like salt for the ice in the winter, fixes for the pot-holes, even the switch from flat-rate to metered water bill recently was clear, if a little unfortunate, then again, who wants to likely have to pay more?) I hope to continue to live here for the rest of my lease, and likely beyond that given the fluctuating quality of many other apartment options in the area due to economic changes in the KCMO area. Pros: -Good location, roughly 10 minutes away from most stores you'd likely need. -Transparent staff, (Jill in particular is superb.) She should definitely get considered for a raise by upper management. Most recently, I believe a new maintenance personnel was hired; maintenance seems to do a good job overall. One of them, Jordan, is familiar with most issues in these apartments specifically, that experience is very valuable. Kudos to him. -In-unit washer/dryer. This was extremely important for me, my washer and dryer have worked great. -Pet friendly, and most pet owners in the area seem to have their stuff together. -Extra storage space available. A small additional storage space is provided with each apartment, it's something like a 10'x15 area, I'd have to measure. Great for living in an apartment. -Inspection process, security deposit, and fees made sense. I was a little surprised the security deposit was not higher. Although, there can be a waiting list to move in, which showcases the desirability of FalconPoint overall. -Tennis courts nearby are in fine repair. -For the price, it's reasonably spacious and amenities overall are nice. Cons- -It's apartment living, you'll have to deal with neighbors whether that be good or bad. In particular, sound travels a bit farther in these apartments then my previous experiences. In the entire complex, there's something like 180 units or so, I believe. This means your mileage may vary drastically depending on where you're at. -Pet owners can sometimes not pick up after themselves and such. Obviously, you'll have bad actors, there are definitely policies present to deal with such things by management, but that can only go so far. Higher community involvement might occur to fix this in the future. -Parking has been fine, but it's a bit odd. You may have to go through some additional steps to have a good experience. You can pay to get a carport for $25 dollars a month though, which I may do, management policies and options clearly understand the issues that can arise with parking. So far, no issues with off-campus people parking on the complex grounds, which is great. -Some of the appliances are a bit old, like the stoves. Mine works properly but it's something to keep in mind. Some older appliances are more reliable, though. -You may have to put in some personal effort to assure that things you have a good experience. Someone accustomed to paying more and having everything work hunky-dory no problem might not be prepared for this. The complex is not a gated community, don't expect that. I'll consider updating this pro/con list in the future as I live here for longer. All in all, I love living here. The new office and maintenance staff under the new management have provided excellent service to me and have completed all of my requests very timely and efficiently. Jill in particular genuinely cares about residents and the property and it's clear to see. Looking forward to living here in the future. I hope this information helps those considering being a resident.
