image Do not do it. Been here 5 months. Worse experience of my life. Only found the place because they accept all dogs. Benches have been broken since before I moved in. Trash all of the place. Huge raccoons live in dumspters and behind Apts. Stray cats eveywhere. All the neighbors who have been here for 10 plus years i guess watch you and get special treatment. Cannot smoke legal marajauana even with a prescription. Whole place and veteran neighbors feels very discriminatory. Found a tooth pick once with my address on dogs poop but this wasn't my dog poop. Hasnt happened to me yet but they tow cars if you do not register every single guest you have over even if they're here for an hour. See the tow truck like twice a week, like a upend hotel on the city or something. What finally made me right a review however, My guest brought his brand new motorcycle, haven't even had for a week. Of course it's missing in the morning. Called to ask why they towed it and first thing lady said was if it want a registered guest yada yada, before hanging up on my guest for being "rude". After calling back of course they didn't tow the bike. It was stolen and of course what they say is sorry we can't do anything make a police report. No cameras. No security able to see 3 or more people lifting a bike in front of hundreds of windows and doors. Instead of offering to send a PSA to any neighbors for possible ring doorbells or witnesses, the receptionist said "what you want us to go door to door somethin?"

We understand the frustrations you have regarding the wildlife, and we do our best to hold residents accountable and our community clean, so if you believe there was an error made, please reach out to us so we can get to the bottom of the concern. We have parking regulations in place just like every other apartment community, and we do this for the benefit of our residents. While it's unfortunate what happened with your guest's motorcycle, filing a police report is the most important and helpful thing we can do. This place has been the worst place, I have lived and I have been in over 7 different apartments.
1st. I am a grad student, used to live in Leawood but with the prices decided to move. In my apartment in Leawood, I did not have to get a co-signer as they knew in grad school, we can take out huge loans. When I applied, I told them I was a student and was NEVER TOLD about a $800 co-signer fee, which obviously needed. VERRRY SNEAKYY and NOT upfront.
2nd. The parking here is CRAZYYYYY, so if you plan on getting a significant other in the year of your lease. DO NOT LIVE HERE!!!!
You are only allow to have them stay 8 NIGHT PER MONTH!!! Plus you have to notify them if you bring ANY car on the property over night as it is one per person per the very nice office lady.
3. You pay $1000 plus a month and you porch is rotten and was told it isnt a support beam so doesnt need to be fixed. ATTACHED A PHOTO. It is an eye sore and for paying as much as I do, it is sad.
4. The front desk lady when asked is it not part of your job to make sure the your residences are happy? she just chuckled.
So with all that being said, make a wise choice.

We're sorry to learn that your experience hasn't matched your expectations, however, per the lease you signed, we only allow one vehicle per leaseholder and it must be registered. We understand that this can be frustrating when having guests but we do offer extensions for qualifying circumstances. This is something you'll be able to contact the office about if you decide. We require this vehicle registration because there were so many residential concerns about unauthorized parking. We know fees are undesirable, but they help us hold residents accountable for violations. We could not view the attached photo, so please send it to us in an email so we can investigate the matter.
