I had a great experience with this company. They gave me a very accurate result of what an appraisal should be. They are fast and very timely. Great customer service too. Happy with this company.

The March 1,2021 appraisal by Diane Atkins was thorough, but I had specifically requested an update from an appraisal conducted a year ago by a different company. With rapidly rising housing values, I expected to see a significant difference. There was some increase but not much. Looking deeper into the report, I saw there was no date associated with the sales of the comparison properties. Looking into it, I found the sale dates are August 7, 2020 and May 7, 2020 and October 20, 2020. I contacted Ms. Atkins regarding the comps -- that were on average 8 months old. She said the properties were the most recent sales within a 1/2 mile to 1 mile radius of our property. One comp was .4 miles away, one was at least 1.0 miles and the other was 1.9 miles away. And without looking further, in densely populated Webster Grove, I imagine there are homes that have sold in the period from October 20 to March 1. Having contacted the company, been told incorrectly that the comps were within a mile of the appraised property, I could not in good conscience recommend this company.
