image DNI likes to blame their misdeeds on an HOA board, but the fact is when they take on an HOA they become responsible for making sure the declarations are followed. DNI has employees that believe they know more than they do. Believe the reviews. I posted a letter I received from DNI. Funds were removed from my account, and I received this 3 months later. I was not responsible for the charges as the attorney, Meghan Prideaux and Sarah Gool insisted I needed aluminum remediation when I had copper wiring. They refused concrete proof from a well-respected electric company. I never received the letter they said I did and nothing in the letter is true and when asked no proof was provided. DNI cannot blame their poor follow through on everyone else as much as they try to. The board is not always right, and a management company cannot extort funds because they are told to. If the board says kill someone do, they just say okay?

image Its unfortunate, but most of these reviews appear to b misdirected, claiming Dni is not doing their job. That may be the case if the board gives DNI direction & DNI doesnt follow thru. Dni can only follow what the board tells them to do, so owners shud ask the board first. The fault may lie with an ineffective board. That said, my complaint sits squarely with Dni Properties. I was on a board for 30 years and Dni was our property management company. For the first 25 years they did a great job. The last five or so (approx 2015-2020) sucked. First, DNIs owner/president, Doug Gardner, who was in 90s, was still very active in running the business and DNIs succession plan had fallen apart with many of the key people leaving. Thats concerning when Doug had his hand in just about every decision. At contract renewal time, more than once Doug attempted to black mail our community by putting add ons services that wud have forced us to sign up & pay for unneeded services that his other company wud profit from! The last few years we were reassigned a new property manager every couple of months with no reason or advance notice. The board wasted so much time bringing the new property managers up to speed rather than performing our duties. Each time the learning curve was very painful to all. DNI had no process in place to handle manager turnover. Altho we were in the middle of Covid, our monthly board meetings dropped to 4 that year. They were not prepared. No remote meetings for months. Its tuff to do business & be effective when there is lack of communication. Dni totally screwed up our 2020 board elections by not following our Indentures & processes. We were in limbo dealing with this mess for almost a year and had to get our atty involved. The board discovered DNI had stopped collecting assessments on carports for seven months with no reason or explanation. The board also discovered their accounting department stopped collecting assessments via ACH for a few months, again, with no explanation or reason even tho they said they wud look into the issue. Monthly walk thrus to note violations & maintenance issues changed to vehicle drive-through vs walking the property so many things were missed since very little can be seen from the streets. If violation letters were finally mailed, many were very late, the grammar was poor & contained inaccurate info straining the relationship between the board and the owners. The monthly board Delinquency and maintenance reports were months late many times & inaccurate. The board was forcefully requested to b the Guinea pig for their app Caliber. Initially free then a monthly charge. The app was rarely updated so work orders, delinquencies & even board members names were out of date. It took a year of convincing Doug & getting our atty involved to get our monthly fees refunded. When the board attempted to cancel our contract with DNI within the appropriate timeframe,
because of all these issues & more, DNI again made it so difficult we had to get out atty involved again. The transfer to the new management company was delayed & sloppy at best. This is no way to run a business! BTW after extensive research, questions and interviews we chose to switch to Smith Mgmt. Unfortunately, after a few months, Smith Mgmt. turned out to b just as bad as DNI, property managers changing every few months, board giving direction & Smith not following through even after major management changes. I would seriously avoid both companies at all costs!

I see in all the comments the DNI response is the same, push it off on the condo association and board members! The property manager of our condo is a DNI employee not a property owner/board member. You are totally correct, they care nothing about the communities, only money. The past 2 years fees have gone from 215.00 to 248.00 to 265.00 for NOTHING!!!!! There is no snow removal, no outside upkeep, power wash once a year (maybe), decorative outside trim is not replaced when damaged by wind-IT'S TOO EXPENSIVE!!! I have a call in now to the property manager's supervisor (probably won't call back). Property manager either didn't know or lied about late fees, lockbox fees, late fee notice, reserve fee for a total of 80.00 in fees for a bank error!
