Thank you for this review. It provides us an opportunity to explain a few things about how we communicate and charge for damage. When a resident damages a wall, we charge $3/s.f. to paint... pretty much the going rate, and clearly communicated in the lease document. When a resident damages a wood floor, such as a large 24" diameter black stain and one entire floorboard missing, we charge the cost to repair... this is a very reasonable approach and not a lot of communication that can be had for these kinds of damage when we discover them at the end of the lease. And when we pay the tenant $30/month ($360/yr) to change the furnace filters, we actually expect them to change them, and not leave 12 unused filters in the box at the end of the lease, especially when we provided the filters.Finally, we give the residents an opportunity to dispute the charges and provide evidence that the charge is inappropriate. This process allows the landlord (not RPM as we do not decide damage charges, only the landlord decides the damage charges), to review the claim and respond.Our process is very well defined and fully disclosed. We expect residents to care for the property and return it the way they received it. If not, lawful charges will be assessed. That is only fair.We perform a pre-move out inspection and identified the issues and our Resident Manual clearly lists the items that will be charged and gives the residents an opportunity to correct these things, not sure how we could communicate more clearly, but we are always open for improvement.We will work with our team to see how we can do better with our communication as we are always looking to continuously improve.J
