I waited a long time to post my review. We have lived af Badxlay Lake since fall, 2018. Key points: 1. The workmanship and materials used are sub-par at best. Our kitchen floors squeak like a 10 year old home and the nail pops are terrible. Of course past our 11 month walk through. 2. House is drafty and cold. It feels like the windows are open. 3. I can sit in the living room and hear my husband peering in the master bath through the walls. 4. Every place there is caulking it is coming apart and turning cruddy. The caulk on our outside windows makes the windows look 15 years old. 5. The builder did not properly stake our yard and we build our beach wall 9 ft. Over into our neigh ors yard. Found this out when we decided to have it staked after I realized we really were not clear about the boundary lines. 6. Minimum is the standard here. Just the bare minimum. Our bathroom fixture didnt have an electrical box in it when we changed out the fixture 7. These are the cheapest windows I have ever seen. Minimum quality. 8. Everything around the caulking and windows letting water in that spotted up the windowsill was "cosmetic" at the 11 month and nothing was even attempted to be done. 9. Our granite had pulled inches away from the wall and the builder sent the cabinet people out, they shinmed it and now the other sis is pulling away. Terrible! 10. My front bedroom is so cold right now that I can't work in ther . I use it as an office. I have a call into the heating and cooling.company for next wee . Terrible 11. If we stay here, within the next 3-5 years we will probably replace.the windows and door wall . This is unbelievabl . The experience with the builder was ok but when you get a low quality home like this at the end then the experience is mute. If I had gone through hell and come out with a top quality home then maybe the end result would have justified the process. This $400K+ home is not worth the price paid. Buyer beware.

I have purchased a new home purchased from Garrett Associates (Ladds). The shingles were not properly installed and with 2-1/2 year flew away at 20 miles wind speed. The builder said MGA installed the roof and sidings of the home. Both Builder - Garrett MGA refused to fix the broken shingles. Very Poor workmanship by both Builder and MGA.
