Dan was great to work with. He had our appraisal back to our banker the very next day! I think the comps he used were fair and he just did an overall great job! He was also very kind, polite and professional. I would highly recommend him and his company.

Had an appraisal done on 8/9/22, paid a representative to meet the appraiser and open the property. Was told the very next day "This is Jay with Evergreen Appraisals. I apologize but will need to visit the property again at your earliest convenience. I need to retake the upstairs photo. That file did not download. Again, I apologize. Let me know when I can gain access. Thank you." I let them know they could pay my representative to make a second trip out to let them in. I received an unfriendly call in which the gentleman told me he would send the file as is to the lender with a note "owner refused access to the property." This is inaccurate. I offered to give them access a SECOND time, IF they covered the cost of time. I do not appreciate being held responsible for the misfortune of others, I played no part in their glitch or photo issues. I did my part, I provided access to the property by paying a representative to meet them. They are wasting my time and asking me to take financial responsibility for their mistake.

The appraiser was horrible. Things were wrong on the report: said my house was 3 years old and is 2, said we had a two car garage and is actually 30 * 40, approximated our property at about $1400 an acre (we have 21 acres with two ponds/one is big enough it shows up on the map) and my son just purchased property right next to us and paid almost $4000/acre. The appraisal came in lower then my twp appraisal which was just done this last spring. We really feel like he just had no clue and really made this a raw deal. I have worked with appraisers in the past, and this guy just didn't seem like he wanted to do his job.

The people at Evergreen Appraisal were prompt, courteous, and professional. I strongly recommend you consider them for your appraisal needs. They were very thorough measuring dimensions, photographing my property, and taking into account my post-purchase upgrades I've done to my home over the last 11 years when comparing against neighboring "comparables". Having persons knowledgeable about our local real-estate market (trends, values, etc) was really appreciated! The Appraisal Report was completed in a timely manner and VERY VERY professional looking. It's clear they are experienced, and perform their services at a reasonable price. Nice job! Thank you.

The appraiser has no knowledge of the value of homes and real estate that have lake access. The comparables that he selected were all more than a mile from my house which is located in a city by Lake Michigan, and has had a number of home sales in the last year quite close to our house. From my house, you are less than 200 footseps to Lake Michigan and its sandy beach. Rather than use houses with a similar location, he used as comparables houses that were miles (yes, miles) from Lake Michigan and otherwise simply were not applicable. The only house he used in our City is the house farthest from Lake Michigan and surrounded by industrial and commercial property. His number came in $200,000 less than the city assessed value. When presented with comparables that truly are comparables, he was too lazy to make any changes. He gave no explanation as to why the assessed value was more than 20% HIGHER than his appraisal. The appraiser also thinks that new construction can be done at $156 a foot (the current cost is about $300) and fabricated a low land value to justify the absurdly low appraised value (he put the land value of our 3 lots combined at $85,000, while a single lot in our City, but farther from Lake Michigan sold for over $200,000 about five years ago). The work product also had a number of other errors. Avoid this company if you have a house with water access or one that has significant value. This company simply is not able to handle such work, and will come up with a value that will be hundreds of thousands dollars low.
