After reviewing the closing docs prior to closing, we raised issue with a form identifying us (buyers) and the sellers as responsible for compensating the title company to rectify any construction liens if there was a future issue, as well as, attesting that no work has recently been completed on the property we are purchasing. I can't sign indicating that no work has been done on a property I don't yet own. Our very experienced agent had never seen this form in all her past closings and it was not the typical affidavit. She notified Katie that we wouldn't sign that as is. We didn't hear anything else. At the closing, the document is presented, the discussion became heated. We were told they wouldn't close without it signed. This was an in house document. After multiple phone calls, we came to an agreement with modifications. This discussion and negotiation should have taken place prior to sitting down. We will NEVER use this title company again. If you get stuck with them, read everything and know what you are signing. Edited***changed stars from 1 to 3 *** Linda called to apologize and clarify that in fact the form was given to us in error and was able to refund the fee to make up for the difficult situation. The call was much appreciated.
