I WOULDN’T RECOMMEND THESE APARTMENTS TO ANYONE THAT’S CLEAN. I’m so happy my husband and kids moved to OAKLAND county far away from these DUMPS! River Valley started out good in the beginning then six months later all hell broke loose. Besides the apartments being very old and outdated, bugs on the windows in the summer, the heat only going up to 70 so you are cold in the winter, you also have to deal with them renting to DRUG heads from the GHETTO slums of FLINT. There is smoke everywhere and you cannot hardly breathe so if you have family with asthma (like my husband) or small kids (like I do) , do not move here because management does absolutely nothing about it. You are supposed to be able to enjoy your home and live comfortably but you can’t because of the GHETTO people that live there. Cars are ALWAYS getting broke into. These apartments look nice to people trying to get a start in life which is why they advertise it as cheap rent then gradually increase the price when you move in. Besides dealing with the flint water crisis you will be STRESSED out every day if you move here. I moved my family far away to Oakland county because I don’t want to deal with anything that has to do with the flint area. I would put these dumps in the same category as SUNRIDGE, PINESHORES, CLOVERTREE AND HUNTERS RIDGE APARTMENTS. DO NOT, I repeat DO NOT MOVE HERE BECAUSE IF YOU DO YOU WILL REGRET EVERY SECOND, MINUTE HOUR AND DAY LIVING HERE. Management and the owners could care less about your well-being all they care about is getting their MONEY and renting to anybody that will move in. They’re getting desperate because people have started to voice their opinion about this place and a lot of people have moved which is why there are so many vacant apartments right now. Most people write reviews when they move because KELLY will void your lease and make your life a miserable hell if you say anything bad regarding the apartments or her attitude. I cannot believe she is still the manager because that woman is so rude.

Very welcoming manager, nice maintenance men. They apartments are a great size!

I have lived here for several years and I have had nothing less than an wonderful experience. Kelly, Ms. Jan, and Maintenance have been a pleasure to work with. They keep the property nice and clean all year around. It's nice and quiet even in the summer when the children are out of school. Anytime I ever needed anything done to my apartment I call the office and it got taken care of within a timely fashion. I'm very pleased to stay here. I sign my lease with pleasure ever year because I'm never afraid of where I live at, not disappointed in the price, or have any issues with my the office or my building. In the summer I enjoy sitting out on my new balcony and catch the breeze. It's really nice to have. I read some of the other reviews and I have to disagree with them when it comes to Kelly. One thing I can say about Kelly is she's fair and consistent. I've never had an issue with Kelly but maybe that's because "I pay my rent and on time". Kelly have been good to me! Ms. Jan is just the sweetest thing since sliced bread and Rob...what can I say besides Thank you for your service!! I LOVE my River Valley Manor office and have no plans on leaving anytime soon.
