    College student, resident for two years! 10/10 Would recommend. Office/Maintenance staff: They are super quick to respond to emails, not matter how needy or basic I am being. If I have a maintenance request, they usually get it done that day or the next. Everyone is super kind and friendly. I appreciate how they work around things with me (especially since having an ESA dog can make things hard on their par). They are super good at communicating expectations or when they will have people stop by for checks (fire extinguisher or couch covers if you have pets). They are amazing. Living Space: I have a 1b1b at the Norwood building and it is amazing. It is super spacious and the rent/utilities is reasonable. I like that it comes partially furnished (couches and dining room set). My favorite thing is probably the really big windows. They make up one entire wall in the living room and bedroom. In the summer I leave all the windows and the blinds open. It's so pretty and you get a nice breeze. You could definitely live with two people here but it's not too big for one person either. Over the years, I've managed to fill the space nicely. Since being here they've continued to update things (stove and faucets) so you know they care about the space. ** heat is free which is a bonus. My apartment is usually pretty warm so I never had to mess with it. There is AC but I'm cheap so I left the windows open and used a small fan at night. My electricity bill has never been more than $50. I've seen a lot of comments about it being $70-100 and I have no idea how that is possible unless you never turn the lights off, ever... Outdoor space: Since I live at the Norwood property, I live right by the Red Cedar. I LOVE the grassy area. Again, in the summer or fall it's a lot of fun to hang out over there. My dog likes to swim in the river. It's also super close to the S. Natural area if you are an outdoorsy person. And as mentioned above, I have a dog, so we walk a lot. The sidewalks are clean and it's a safe neighborhood! Location: Super close to MSU, Starbies, Tropical Smoothie! Other: There is laundry in the building that you use quarters for. And if it doesn't run right, the office is happy to replace the quarters for you (again they are super helpful). The only annoying thing is drop off/deliveries. It depends on who the Amazon driver is, but sometimes they pretend they can't drop off the package because the main entrance door is kept locket (even though they have a key) but that isn't PHG's fault. They do provide parking passes, and you can walk over to the office and get one for guests if you want. I've never seen a tow truck and there is plenty of parking. Overall, I have loved living here and it's been a great experience.

    Are the apartments affordable? Yes Is the location in walking-distance of MSU campus? Yes Do I recommend this place to anyone? No The apartments are cheap for a reason. The walls/floors are paper thin, you will hear all the noise being made by your neighbors so be prepared to awaken in the middle of the night or have frequent headaches. There are bugs, depending on the apartment you choose, it could be infested with ants, earwigs, centipedes, mice, and much more. Management claims they pay for heat and water, but the water and electricity bill for 1-bedroom apartments is outrageous. It can range from $80-$100 a month. I am a full-time student and employee so I am barely home and sleep in the dark. Additionally, the heat barely works as I had to buy a heater to warm my apartment; when I had maintenance looked at it they claimed it was working. If you still decide to pursue housing with PHG, despite my warning, be sure to take pictures of your apartment the day you move in as they will falsify documents regarding the condition of your property. Additionally, spray down your apartment with bug spray - which you can get free from the leasing office because their bug infestation is very common. Lastly, buy an air purifier since you cant open your window at all when it is less than 40 degrees Fahrenheit outside or they will bill you $100 each time.

    Best Landlords ever! This was the third East Lansing apartment my daughter lived in and we wish we had found it sooner. Prime Housing is a family owned business....so they care. They are responsive to tenant needs and always welcoming when you go to the office. My daughter loved the size of her one bedroom apartment, all the closet space, and the wonderful view of the river and MSU nature preserve out of her windows. The building was quiet and the internet always worked, which was not the case at her prior apartment in The Hub! She leased from Prime for 2 years, and the only reason she left was she graduated MSU.

    I had a really positive experience with PHG! Tekira and Nancy, as well as the maintenance team, are all very friendly and helpful, and I am really grateful to have been their tenant! I had very few maintenance concerns but anything that did come up was addressed thoroughly and promptly. The communities are also very safe, but can be noisy due to the high population of undergrads in the area - if you are sensitive to noise, I would highly suggest somewhere that is a bit further away from the east campus location. Otherwise, the location is truly hard to beat, and I miss my time here already!

    Theres black mold in the bathrooms. My roommate kept getting bronchitis from it when we lived there. Everything is outdated and falling apart. Theres constantly homeless people in the hallways making a lot of noise in the middle of the night. The owners are slumlords. The owners daughter goes to MSU and doesnt even live here. That should tell you a lot about the place. Do you really think its fit for others if its not good enough for your own child? I see that you replied to my original review. We let you know multiple times about the mold, it was never fixed while living there. The owner also barged into our apartment unannounced while we living there. The washers and dryers also had constant issues and would cost extra money. This may be cheaper, but its not worth it. Do not live here.

Living Space:
I have a 1b1b at the Norwood building and it is amazing. It is super spacious and the rent/utilities is reasonable. I like that it comes partially furnished (couches and dining room set). Thank you for your feedback. Our apartment communities are indeed affordable and very close to campus. A few clarifications on the utilities. Our apartments include heat, and hot and cold water with the rent (no extra charge) – tenants are responsible for electricity and internet. Each apartment has a thermostat and tenants are welcome to turn it to the max setting – hot water baseboard heating is very warm and comfortable.It’s true that our lease does not allow windows to be opened when it’s less than 40 degrees outside for the protection of our boiler system and conservation of energy (think green) – though we still can’t figure out why anyone would want to waste energy and let cold air inside (a question that will remain a mystery). The electric bill covers tenant use within the apartment – residents control when they turn lights on or off or run the air conditioning (and the electric company sets the rates).Thanks again for your feedback - we wish you the best in your future endeavors.
