It was shared with me by the management, not the park owner(s), that it was not appreciated that I purchased my mobile home from the owner instead of from/by/through the park management..this should have been my warning of things to come. I am a user of wheelchairs and have so-called special need protected by Federal laws. One issue is that the park onsite management do not answer calls to the office nor return them. Another is that they remade the office steps and sidewalk without installing a ramp. At the top of the steps is the park resident drop-off box for rent payment, etc., which cannot be reached by me. While there is a rear ramp, the door accessible by it is always locked with no signalling device present to let the manager know anyone is there needing to get in while the front door is unlocked, nor is there a drop-off box. I, therefore, placed my rent check on the front steps as no one is present, again, in the office during so-called "office hours", nor am i able to deposit my lot rent check when they are not in the office which is afforded to other residents here. I then received a letter stating my rent was late requiring a "late fee", and threatening eviction. On another occasion, when I had a visitor present, Darlis (the park manager) angrily and loudly told me I could not park my handicapper van in the ONLY place physically possible for me to exit it and gain access to my home's ramp; and that, in a threatening tone, "...had better fix your yard!". Park rules prohibit anyone for any reason from parking on sidewalks and in the roadway, so I park on the yard immediately adjacent to my tiny driveway. Many issues remain unresolved, yet if a resident is found to be in violation of any park rule for any reason, they are met with unpleasant/angry confrontation, but the park itself can violate Federal Accessibly Law at a whim. Park management need to take human interaction classes, and be apprised of current State and Federal Law regarding handicapper accessibly. My lot rent includes use of the pool, yet I am unable to use it with a lift to get me from my wheelchair into it. Hmmmm... February 28, 2022 - After many stresfull interactions with park staff, they did eventually place a drop-off box near the office by the sidewalk before the steps. During my few years here I met several older people who had great difficulty going up and down the steps to the office. They all thanked me for pushing to get this drop-off box installed. This community was originally establish as a "Retirement Community", and even though numerous State and Federal Laws existed in cir. 1983, many accommodations were never put in place. Several yet need to be instuted here... This is a very good manufactured (Federal Law changed the designation from "mobile home" to "manufactured home" in the late 1970's) home park, it is clean, very quiet, the homes are well maintained, there is never any real troubles with the water or sewage, they maintain the roads, snow removal is done as timely as possible, the comunity dumpsters and that area are clean, they have an area for residents to store campers, recreational vehicles, and boats. etc. I have, before my early retirement, made repairs to manufactured homes in numerour communities throughout the state, and in contrast to most which are rundown, noisy and trashy, this one is the best I have ever seen. The neighbors are respectful, kind and considerate, and most do a great job in keeping things looking good, they take pride in this..
