    As a previous employee and resident...RUN!!! No matter what site you live at Ed Rose is horrible. They have a 10 year life span on carpet so imagine how that looks when people move out ... please dont end up owing a balance when you move out. they will immediately send you to collections without warning. 0/10 do NOT recommend

    Wash Multifamily Laundry Systems, LLC BBB Rating & Accreditation Rating = F I am a resident at Laurel Woods in Greenville, South Carolina. Edward Rose and Sons does business with a company called "Wash". "Wash" allows me to put money on a card in order to operate the washers and dryers. Problem is I have 2 withdrawals from my bank account of $25 each, and (surprise!) no money was loaded on my card. Mistakes happen. Reputable companies do not try to hide and that is happening here. I've thrown away $50. I don't drive. Uber transportation will cost AT LEAST $50, maybe more because I'll have to stop for cash. And, of course I will have to pay someone else to be able to wash my clothes. I seem to be out what? $100 maybe. I called like the website says to do and was told that I must fill out the form online for a refund. The form on-line says to call the person who just sent me away. Maybe you, dear reader, have the disposable income to throw your money out there and hope something good happens. I don't. Some people count their money in meals. Hopefully that piece of trivia will not impact your day. This one is pretty easy to understand. My rent just went up substantially this month because I was sold a feature that, not only cannot be delivered, but made problem solving the focus of my Friday afternoon/evening. I am just arrogant enough to believe that my time is valuable. I really should be compensated for the money I have already paid and the time I've used up dealing with this. Instead I am receiving "we'll get around to it" customer service. Some companies still can't seem to get on board with that pesky idea that the people they are supposed to serve should receive at least the illusion of respect. I didn't get a 30 minute hold message telling how much I am valued as a customer. That's next level. Hold for it. Do you wonder if someone might hold for the entire weekend? Let me know how that strategy works out. My estimation of a company has a great deal to do with whether or not I am treated as if I am a person who helps their business grow. Contrary to common understanding, the work is not over just because Billy-Joe-Bob landed the account. Here's the rule. You deal with it. Don't make me run around trying to fix your problem. It makes me irritated. Edward Rose and Sons, this is a poor reflection on your business practices. It speaks volumes on the desire to run your property on the cheap. Word of mouth (or written) advertising is generally negative. It's a fact of life this. You would be wise to pay attention. If making money is the only goal, chances are you are not managing your company that well either. Lots of luck with the strategy. Cheap will always eventually get expensive. Please give the pretense of accepting responsibility and I will play nice. Thanks for being available today. It made a real difference. Is it a violation of contract? Don't know yet. Failure to provide contracted services is one thing. Ripping off your customers? Your guess.

    The Landings in Westland- A year into my lease I started to have mold, growing in my vents in the bathroom in the caulking around the tub. Numerous of time maintenance will spray paint over it to cover it up, cover it up with anything they have to make it look non-noticeable. They will spray bleach everywhere, thinking that will clear it up but mold is a source from up under. The landings are a money hungry, rude and disrespectful staff. Maintenance was a hit and miss Never completely finished something that needed to be fixed. The tenants never clean up their dog manure so all the big dogs had dog manure feces scattered throughout the apartment. Despite posting signs and sending emails, nobody followed the rules. Safety was compromised because Westland rate is going up so carjackings is definitely something that happens in Westland and Novi Edward rose If I can leave a review with zero stars, I definitely would. I am stuck in a lease that is very hard to get out of because I had to file a police report for harassment because of my neighbor Not only am, Im getting racial discrimination and age discrimination. I am forced to stay in an apartment that my car was jacked and the robbers popped my car door open and my neighbors trunk open. Portsmouth apartment please do not allow yourself to be affiliated with Edward Rose, because of the ongoing issues that are swept under the rug I have wasted so much money and time and energy that I cannot take back Almost left out the landings will wait until you move out and charge you for things that they supposed to fix for free. Do not let them trick you into waiting to move out to get those small things fixed like the blinds vent covers. Things like that are free to get replaced. They will wait to fix it and charge you for it when you move out.
