I haven't interacted with Mr. Eric Girard. However, I made a high-cash and no-inspection offer for a property listed by Mr. Girard. Only 2 properties in the area have sold within the past year at that high of a sale-to-list ratio. My offer wasn't accepted and property was sold to Mr. Girard's client, an investor, who owns several properties in the area and who never paid that much money over a listed price before, at the price that I offered, not even a dollar more. I contacted Mr. Girard's office branch manager requesting proof that my offer was presented to the seller and didn't receive any. Mr. Girard knew the investor/buyer because Mr. Girard has already sold him a property in the past. Mr. Girard didn't submit my offer to the seller and just matched my offer for his client in order to earn a double-commission check by representing both the seller and the buyer. I would avoid working with these types of agents as they decided to act in a way that would only benefit themselves.
