Prior to meeting Katya, I experienced 11 real estate transactions in my lifetime. Probably only one of them, went well for me. The rest benefited the "others". Realtors were not working for me, rather for themselves. I have had 3 transactions with Katya, both as a seller and a buyer. As a buyer, I won every bidding war and I understand that my offers were not even the highest. She presented me "as the best". She does her homework and has an expert sense of property values and how much bidding will increase the listing prices. As a seller, I listened to everything Katya requested of me - from staging, to listing price, to which offer to accept. My condo sold within hours after open house. I believe the thread here is that I totally trust Katya. She is the best in professionalism, intelligence, and her knowledge of the market. I cannot even think of the best descriptions for what I believe about Katya. She is simply the best. As a nice perk, she knows a good deal of home related service workers ie: contractors, painters, packers, movers etc. Anyone I hired from her referral lists charged me reasonable fees and had also the best services. Oh and did I say that I was very difficult client; Had my budget, had a medium to large size dog, and needed a condo with an HOA that included snow removal in the fee structure. Katya just keep on the task. Anyone would be crazy not to hire Katya!!

Katya worked with me on two deals: buying and selling. It was my dream home and we were up against 7 offers. One of them was a cash offer. We were very close to losing it, but Katya's tenacity and perseverance sealed the deal. We came with a good strategy and she and the lender she recommended were so persistent with the listing agent that it made a huge difference. The other part was to sell my home in time in order to buy, so two deals could close at the same time. I still don't know how she did it, but she was able to persuade the buyer's side that included buyer's lender and an attorney to close the deal in two weeks with a conventional loan. In addition, Katya provided amazing and reasonably priced staging services that made my apartment look chic and unrecognizable. We had multiple offer situations, my home went over the asking price and closed in the shortest time possible. The attorney, the lender, and her stager took great and professional care of me as a client. They were always responsive, stayed in touch with me, followed up and made me feel comfortable in many stressful situations. If you want a person who really WORKS and 100% DELIVERS, choose Katya Malakhova!

It was pleasure to work with such creative and professional realtor. Katya is the best. Our house purchase experience was smooth and easy.
