image There seems to be major issues with TPM staff as it relates to effectively communicating with condo owners in different areas within the DMV. Ive experienced major issues with staff from the Owings Mills office. No being honest about Noise policies, and addressing issues when new Owners move in and how they do not follow the policies relating to the carpet within the unit. I then had to address the arrogant, nasty Assistant Regional Director, Kate Connelly. I agree with reviews here where it is stated that the staff really can care less about doing their job and will lie to protect each other.

Hi Jennifer, Please be advised we do have 24-48 hours to respond to non- emergency items. Also, when you escalate and issue it takes time to investigate what has been done in order to have a productive conversation or email exchange. Sending two emails and leaving a voicemail within a 24 hour period is not going to generate a faster response. With that said, I have looked at the email exchanges and actions taken by Joanne and Kayla. While you may perceive it as little support they have and are doing everything they can to assist you and have responded to you timely. Sometimes several times a day. Tidewater does not make decisions for your community, we are bound to follow direction from the board and ensure the Board is following the process outlined for violations and disputes, that the Condo Act requires and your documents. The first notice was sent 12/26, the owner responded and provided proof that they have carpet in their unit. Therefore, they were complying. You continued to complain of noise, Joanne informed you she reached out to the Board for the next course of action. The Board approved sending a second notice yesterday, which went this morning and Kayla sent them an email as well. They have 15 days to respond/reply per the condo act. Typically noise complaints are difficult as it is two members of the Community giving their word. They sent pictures for proof, you sent recordings which unfortunately do not sound loud coming across a computer, it sounds muffled. Regardless, you have the option to call the police when the noise is occurring which could result in quicker solution if they find it excessive. Routine noise, getting in and out of bed for work is not unusual behavior or excessive. Your other option is to attend the next Board Meeting, Joanne can provide that information if it is scheduled. Attempting to escalate this to Joanne and Kayla’s supervisor or any director in Tidewater will still not give you the immediate result you want. Tidewater does not make these decisions, as the agent we still must follow the laws and recommend the Board follows the laws as well, which they are doing. Joanne and Kayla will continue to keep you informed. I hope this helps you to understand the steps and what Tidewater has the authority to do. While I anticipate you will not like my response, it does not change the answer or steps that must be followed.

Have you ever questioned the HOA and answers were never provided? Well that's been my experience for over 10 years with this group. OH, but they are strict to collect the yearly costs from us homeowener, you can count on that!

image I talked to Ms. Cramer about the landscaper they hired cutting the back panel of our house and nothing was done to rectify the issue. They blamed the builder and the builder informed me that it wasn't the first time the landscaper cut into the siding of homes and the HOA knew about it. The builder insisted that the issue had to be resolved by the HOA. After a while Ms. Cramer started ignoring my calls and her supervisor also never responded to my call. They never provided guidelines or any resolution regarding the issue. I wish I would've seen the reviews before purchasing the property under their HOA. Also, I was never contacted by the landscaping company and the last communication was sent by me via email asking for all parties to meet to resolve the issue. I sent the email to Ms. Cramer and A. Miller asking if all parties could meet to discuss the issue on March 16, 2023 at 4:22 p.m., and I haven't heard from anyone since.

They also spoke with the builder to come up with a solution as the 6-8 inch clearing of foundation may need to be addressed.
