This place is an absolute disaster. I've lived here over two years. Garbage is left everywhere, I've even found used condoms in my stairwell (along with many, many other disgusting things). Infested with mice and roaches. There is broken glass all over the pavement and grass, my dog almost had to get stitches due to a large gash in his paw from broken glass. People don't keep their dogs on leashes or bother training them. The worst is the maintenance team. If multiple maintenance men enter and you're in the shower, don't expect them to leave. They are consistently inappropriate. I've had the maintenance manager try to report me for having an "unauthorized" dog when my dog is known to the leasing office and I've been paying pet rent for years. Not to mention my dog is elderly, people loving and only 14 lbs. The new maintenance manager is incredibly rude. Every time I put in a maintenance ticket I get a threatening voicemail from him, basically implying that I have broken something in my apartment on purpose (why would anyone do that?). I have repeatedly asked for my blinds to be REHUNG because the track is broken and they keep sliding off, but instead they just replace a slat or two and then tell me I better stop breaking them (the whole line of vertical slats slips off with even gentle opening and closing due to them being hung improperly). I was told on moving in that my oven would be replaced ASAP, 2 years later and I've never had a working oven. Mold is painted over, as are cracks. I have been a model tenant, pay my rent ahead of time, live a quiet life, etc.

I lived at the Flats for nearly 1 1/2 years. In the beginning, there was a lot of staff turnover and maintenance issues that needed to be resolved. The property underwent major improvement during my stay. The current staff (Richard, Jay, and Pam) and service director were awesome. They did everything they could to make sure my stay was pleasant. I ultimately ended up leaving due to a roach issue that was exacerbated by a neighbor. However, rodent issues seem to be common in the area and in Maryland overall. The Flats offer wonderful perks including the most spacious floor plan at affordable prices, great amenities (in-unit washer and dryer), security, and the apartments are more modern in appearance compared to other properties in the area. Parking is also free and I never had an issue with car theft. You get the bang for your buck at the Flats.
