Despite having the opportunity to live at the Hub, I decided to renew my lease here. I deeply regret my decision. There are only abouttwo staff members I really appreciate, but the others have been quite rude, walking away while I was speaking to them and showing little care. Whoever Karin is, I hope I never have to see your face. A humorous example of an incident was when I had a concern about something onmy lease and called at 4:40PM. They stated that they would get someone and then proceeded to put me on holdfor about 20 minutes. I finally disconnectedbecause I had been waiting so long. I called back immediately andthe concierge person informed me, "Oh, they left for the day, but they'll make sure to call you at 10 a.m. tomorrow." Insane. Also, never got a call, shocker. I could go on and on about other issues, such as poor maintenance service, not receiving notifications when my items arrive, etc., but you would think that paying more than $2,000 a month for a little studio would ensure better treatment. Don't get me wrong, the architecture and second level of the building areabsolutely incredible. Overall, it feels very wholesome and warm. And I reasoned that since it was a Bozzuto apartment,it must be wonderful. But given my experiences, I wish I had just gone with my gut and left when I had the chance.

I am a student at UMD starting to look into housing for the fall as I am looking to move out of my current apartment. I stopped by yesterday afternoon to take a tour. Even though they did not have any appointments available, they still made time to squeeze me in for a quick tour of the building, and one of the vacant units. I do not remember the name of the lady who gave me the tour, but she was great. The building was beautiful and is definitely one of my top choices.

DO NoT lease x61 units! And consider all my points before leasing a unit in this building. 1. **Noise Issues and Poor Structural Design:** - The x61 units suffer from persistent noise disturbances, notably the waterfall-like sounds caused by inadequately insulated HVAC units. This issue significantly impacts the quality of living for residents. 2. **Contradiction in Smoke-Free Policy:** - Despite being marketed as a smoke-free building, there is a consistent presence of smoke in the hallways. This contradiction between policy and reality raises concerns about the management's commitment to maintaining a healthy and comfortable living environment. 3. **Inadequate Response from Management:** - Attempts to address these issues with both the property manager and regional manager have proven ineffective. The management's lack of proactive measures suggests a prioritization of financial interests over tenant satisfaction. 4. **Unsatisfactory Common Area Internet:** - The common area's internet, for which tenants pay an amenity fee, is disappointingly slow. This undermines its usability for work purposes, despite the expectation that such amenities should enhance the overall living experience. 5. **Disproportionate Gym Operating Hours:** - The 24/7 operation of the gym, while providing accessibility, contributes to noise disturbances for adjacent units. This contrasts sharply with the limited operating hours of the pool and courtyard, which close at 10 pm. 6. **Lack of Courtesy for Specific Building Wing:** - The discrepancy in the operating hours of the gym, pool, and courtyard reveals a lack of consideration for residents in one wing of the building. This clear imbalance in amenity availability creates an environment where certain residents are disadvantaged in terms of recreational space access and enjoyment. In summary, the issues with the x61 units go beyond specific incidents, reflecting a broader pattern of management prioritizing profit over tenant well-being and a lack of equitable amenity access for all residents. Prospective tenants should be cautious and well-informed before committing to these units.
