Sean Lyon was the perfect loan officer for us. As first time homebuyers, he was always patient and clear in his explanation of the loan process and the next steps. He is knowledgeable and easy to talk to, and answered all our questions promptly whether it be via email, phone call, or text message. over the spring of 2022 he explained what drives interest rates and explained what we could expect in the coming days or weeks. It is also important to note that Sean stays very up to speed on the current interest rate environment, after several job reports and fed meetings he called me to explain what was about to happen to rates and why. Further, when we started considering placing offers, Sean had knowledge of the local area and where to find all of the tax, HOA, insurance information to help us calculate what homes would cost in different areas. My wife and I spent at least an hour or two per week on the phone discussing and understanding the details of each individual property. Homebridge has a program called the extended rate lock and shop, which lets you pay a deposit on your closing costs to lock in an upper limit interest rate on a mortgage, without a property address. This was the only way we were able to continue competing in the Spring 2022 market. we locked in for 9 months starting in January of 2022. The upper limit is some percent above the lowest possible 60 day lock interest rate that you could get, however with rising interest rates, this is the deal you want. The lock was a ~1% deposit (based on an estimated loan amount) that was applied to our closing costs. We lost 3 bidding wars over February and March, but as the the interest rates kept climbing for everyone else, ours was still locked. We were able to continue putting in aggressive offers. By the time we closed in May we were almost 1.5%+ lower than the market! The other aspect to the lock and shop is that you go through the underwriting process before you even put an offer on a house. Once you are through underwriting (~5 days), Homebridge has said "yes we will provide you financing" and you can place an offer with no financing contingency. Very close to a cash offer. If Sean had not explained the coming environment and carefully explained this program, we would have lost the ability to purchase a single family home. I would absolutely recommend Sean and Homebridge to my closest friends and family, and also to you perfect internet stranger. If/When we go to buy another home, we will absolutely call Sean. He is the type of quality professional you want on your team when buying a home.
