Livingston-Hughes Surveyors

My initial search for surveying companies with the ability to survey residential properties as it relates to a Retracement survey so I can install a fence was not fruitful. I contacted just over a half-dozen companies and Livingston-Hughes Surveyors were the first that had any time available for residential specific projects. Please keep in mind, Livingston-Hughes Surveyors were very busy at the time of my call, but all other companies I inquired with basically informed me I was out of luck this year and/or they only handled commercial properties. As with any company I work with I always have reservations, partly due to my long history working in the trades. However, I eventually signed a contractual agreement and funded the project, which was significantly cheaper than their nearby competition and would/may be considered a jaw-dropping difference to some. With all that said, I eventually met Dave from Livingston-Hughes Surveyors who took the appropriate amount of time to walk me through the process and answer any questions. Dave, and his coworker, both were extremely friendly, willing to listen to my concerns and informative as it relates to the surveying trade and our property in general. Additionally, there is Hilary, who is the Asst. for the General Manager. Hilary is awesome, kind, timely and does/follows-through with what she says shes going to do. In closing, I felt I was treated more than fair and with a level of professionalism that is refreshing to see in this day and age. Thank you Livingston-Hughes Surveyors and I 100% recommend them for your surveying needs. In case readers of this review are curious regarding any bias, I can tell you that I had no prior relation to any of the individuals I worked with from Livingston-Hughes Surveyors. Theyre simply great folks providing solid service.

Livingston-Hughes Surveyors are outstanding. Great communications all the time. They let you know all that is going on with your survey. When they will start and when they will finish. I couldn't be happier with their company. I highly recommend Livingston-Hughes Surveyors for all your Surveying needs. Thank You very much for your service.

Just a horrible experience and owner. Livingston-Hughes came out to do a very simple $300 survey for a bank before closing on a new house build… merely to measure lot lines and setbacks. David mismeasured the set back and lot lines and caused us to almost lose the sale, stating that we were a foot and change over the setback. We stated we had just over 27’ of setback (code is 25’) at last measure/survey.This would not have been so bad, however one of the owners (David) dug his heels in and was just arrogant and condescending when this was brought to his attention. After reading other reviews online it is obvious that he has done this before to others.When asked to remeasure or if he could have made a mistake as everyone else got 27’+, he responded that they have a combined 50 years of experience, this is all they do, and they don’t really make mistakes anymore… and that our surveyor, the town, the builder and the CEO were all wrong and he was right, after ASSUMING our surveyor didn’t mark off a building envelope (he did). Then he personally insulted me due to his wrong assumption.CEO came back out and personally measured. He found that we were up to code with 27’ 2”. So this means David was off by over 3 feet… so apparently his “experience” doesn’t mean he doesn’t make mistakes as he claims. To be ABSOLUTELY sure, we had a THIRD surveyor come out and measure as well (at our own expense), they too found just over 27’.Very unprofessional, insulting, condescending, arrogant and obviously at this point… proven incapable. We will never use this company or deal with anyone that uses this company again. His games and inability to be humble and recheck his work nearly cost us a 500k sale. Sale went through, no thanks to him, and nobody involved will ever use his company again. My advice is to run or request a different surveyor if any company hires them to do anything for you… that is your right… and one you should seriously consider in my opinion.

My bank hired this company to do the surveying on my land for closing for a house. The sketch that he drew was inaccurate and he submitted it to the lawyer firm or for closing. Now they won't release the money to pay my contracrs. When I spoke to the surveyor he refused to redo his sketch and resubmit it. I am paying them through my bank to do this job correctly, and their NOT!!! I am very upset and I would not recommend this company at all. Take this as a warning, go elsewhere.

Excellent surveyors! Very responsive to all my inquiries and accommodating of all my questions, including those that necessitated updates to the land description and plot plan. I couldn't be happier with the finished product. Cant thank them enough for all of the help and outstanding service over the course of four months!
