Orange Court Management

If i could give negative stars i would. I did not stay at the property due to the fact that the COVID numbers increased in Kentucky and my mother in law passed away. I had been calling , emailing DAVID ORANGE and had VRBO call and email to reschedule my dates OVER 2 MONTHS NOW because of the circumstances. I was contacting DAVID ORANGE to change the dates so I wouldn't lose my money but his irresponsibleness made the situation worse. David Orange is very irresponsible and unprofessional because there is no way that this is a reputable property management company and you can't get a hold of the property manager regarding the property. There is no reason that I still haven't heard from him regarding the matter. DO NOT AND I REPEAT DO NOT WAIT YOUR TIME OR MONEY DEALING WITH THIS MAN!!!!!!

We rented a property on VRBO from David Orange for my daughters cheer competition in Louisville, Kentucky. We arrived at the property & felt unsafe. I have lived in urban areas & this one was VERY shady. The dead bolt lock on the back door did not meet properly to be secured. The alley way was dark & parking was beside a building that had gang tags (graffiti) on it. We had to open a fence & walk 50 feet to the side entrance of the home to enter. As a mother with a teenage daughter (in the dark), it was sketchy to say the least. My daughter had to shine her phone on the lock so I could see it because it was so dark. We got inside the home & realized the locks were not secure. I decided to move my vehicle to street parking in the front. Once I parked, there was a sign posted about gang activity in the neighborhood. I immediately went inside & called Mr.Orange. He did not answer. It was 9:30 PM. I made the choice to relocate myself & my daughter to a hotel. I tried to contact him numerous times daily & he never answered phone calls or texts. Very poor management. Do not rent from this guy.

We cancelled out Trip because of the Pandemic and they would not return our money. The contract said half would be returned if canceled on time which we did but still no return. David Orange would not return my emails and when he finally did he was very rude and nasty. DO NOT STAY AT ANY ORANGE PROPERTIES THEY WILL SCREW YOU!

Absolutely worst company and person I could have ever imagined trying to deal with. I rented a property from David Orange for June. Says if we canceled by April full 100% refund. I contacted him on March 4th to attempt to switch properties because we added an extra 2 people to our party. David had one available. David responded to my text and asked which properties I told him he never replied after that. I've tried contacting David many times and finally on March 11th decided to cancel. Well David thus far has ignored every request. I've been reach out for the past month with zero response. So I did try calling from another phone low and behold the scumbag answered. As soon as I explained who I was he instantly stopped responding. This man shouldn't be allowed to run a lemonade stand muchless rental properties. He has turned our summer vacation into a nightmare and we're still in spring. I'm a disabled veteran trying to take his mom yo her birthplace and this man wants to play with our money and time.
