Unprofessional, roaches, too expensive, needs updated everything in units. No amenities at all!

I moved to Crestview May of 2023 and just renewed my lease for another year. I rent a 3bed apt. Here are my thoughts on the complex so far: SUMMARY: Crestview's google reviews gives the complex a bad rap that I don't think they deserve. My final arbitrary scoring is 4.2/5. But for their sake, I'll round up. Pricing seems fair (for the area), there are constant efforts for improving the complex. It's in a great location, especially if you love walking or running. There is a small but noticeable sense and feel of community here. Considering all of the above, their amenities are a bit lacking. And some units are a little worse for wear. Luckily, my unit had a light renovation before I moved in and I'm content. Overall, I would recommend this complex if you want affordable housing in a lovely location in Old Louisville. It was built in the 80's, so keep your expectations realistic. More details below.. PROS: - Location: I love the walkable neighborhood. There are quite a few restaurants and stores within a 10min walk, and I frequently walk to them. My favorite spots so far are Nords, Sunergos, Banditos, Dairy Kastle, and, for convenience, Walgreens. All of which I regularly walk to. Also... Eastern Parkway. I absolutely love living nearby such a beautiful road. It's a great strip to walk/run, especially in summer because it has great shading from the trees. It also has infrequent crossings and the houses along it are cute. - Price: compared to other apartment complexes in the area, this is the most affordable. The price seems like a fair value considering the complex's age and nearby amenities. - Clean Grounds: the landscaping feels a bit lacking and aged, but for what's currently there, it feels like there is definite effort put towards keeping the grounds clean and well kept. - Maintenance: every ticket I've submitted has been addressed within a day. Some within hours of submitting it. However, they have a conservative approach to deciding which issues are worth fixing. - Pet & Walker Friendly: I absolutely love the large open field and paved walking track. It offers a place for friends and family to hang out outside and makes the area feel so alive when so many people are out. Bonus: they just installed grills and picnic tables for all to use, as well as a small dog park and playground. The sidewalks throughout the complex are mostly intuitive as well. - Security: the grounds are well lit and they have a security company that patrols nightly. - Parking: there is plenty of room for parking. This has been an issue at previous complexes for me, so I was happy to see this. - Bus Routes: The complex is nearby many bus stops for multiple routes, so you may not have to walk far to get to your bus. CONS: - Complex Age/Condition: the units show apparent wear from 40 years of tenants. For example, my kitchen cabinets are old and hideous, but functional. I know they are actively remodeling units when possible. But again, they have a conservative approach to deciding which units require renovation. - Laundry: only the 3bed units have washer/dryer hookups. But they do have on-site coin laundry. I haven't used it, but have heard some complaints about it. - Sound Pollution: this complex sits directly underneath the flight path for several planes landing daily at Louisville airport. After a couple of months, I was able to tune them out and I barely notice it anymore. But this may be an issue for some. Also, it's not far from I-65, so there's always a bit of ambient noise caused by traffic. - No Mail Room: I have had three packages stolen since I've moved here. I now pick up all Amazon packages at the Amazon locker at the Speedway on Poplar Level. Otherwise, I avoid ordering online now. There is a mailbox for letters right outside your unit door, but it doesn't fit most packages.
