Poor communication, dismissive of questions, vague in written contracts, no one seems to be on the same page here. I do not recommend.

Please see their response to this review as further evidence to support my position. They have decided that my opinion is based on a relation to someone else's review and instead of responding in a polite and supportive way they have dismissed me and my thoughts of their business practices in a very public way. My boyfriend and I were approved for an apartment. After paying the deposit, we get the lease. I look over it before signing. It mentions rent due on first but nothing else about a grace period and doesn't explicitly say late fees incur after the first. I reach out to Ben Smith Gulley for clarification. He calls the office because he doesn't know the answer (). He says rent is late on the 5th. He then says to call the office with any questions about lease and asks if paying rent on the first of each month will be a problem because, if so, he can assist with getting our deposit refunded. Before responding, I reach out to the office and speak with Melissa since he didn't know the answer. She confirms that rent is due no later than the 5th and late fees incur starting the 6th of every month. I ask for this in writing by either adding it into the lease or including it in an addendum. She directs me back to Ben since he deals with leases. Another because, why aren't y'all on the same page? Before ever getting a chance to respond, Ben emails me and has already decided that he's going to refund the deposit because "there may be some issues with us agreeing on when rent is due." There were never issues. I only asked for clarification on something and asked that the answer be put in writing.
I don't fault the property management company overall but Ben Smith Gulley was ultimately unpleasant to work with and completely unreasonable in the end. I wanted clarification so my boyfriend and I could properly budget our money to ensure we wouldn't be late with rent.

Please point where I said I intended to be late with rent every month. I'll show you the emails. Any lease I've signed had that provision; I only wanted to clarify if y'all did too and, if so, have that in writing. If that was never the case, just say that! That way Thomas and I could've budgeted and made sure we paid rent on the first. Y'all are committed to misunderstanding me and I don't like that. All I asked for was clarification on this. That's it. My review stands and your passive-aggressive, unprofessional response tells me everything I need to know about your company. My boyfriend and I were approved for an apartment.
