    I have no complaints as of yet about this rental company, they have been quick to respond to any issues Ive had and are always friendly. I hope this remains the case in the future when I leave (which wont be for years to come as they are the best rental company Ive dealt with to date), if they are, Ill update this review to 5 stars. As it stands, I highly recommend anyone whom is looking to rent to strongly consider this rental company! keep up the great work guys!

    Honestly some of the strangest owners I've ever had while renting. Pretend to care about getting problems solved but actually don't act on it to help keep the place in a state you would find livable (UNLESS they know it's something that's going to permanently effect the place for future benefit of them but actually giving a crap about the people living here is far to none. Have had a broken and missing window since signing on the lease over a year ago and say they will get on it and never do. Don't actually commit to upkeep when I have always been on time with rent. Like where is our money going???Just exhausting and upsetting

    Stole $ 2000 from me. I have the emails to prove it. Couldnt finish house with blinds for several weeks so they just kept my $ 2000 deposit. Snarky and rude as possible. Will gladly provide emails to anyone that wishes to see them. Crooks at best.

    Im giving 3 stars, just because our neighbors were awesome. Everyone on Dove Run, especially the townhouses, were good/fun neighbors. The office was usually quick to respond to maintenance requests, so no issues there. However, this is where the bad outweighs the good & this is my personal experience, it wont be the same for everyone & the owners are usually quick to come to their own defense on these reviews. So again, this is MY experience while living here. A week or 2 after we moved in, we noticed that our townhouse was infested with mice. There was droppings everywhere. I contacted the office, to which they told me that it was out of their control & to set up mouse traps/glue traps, etc. Keep in mind, they do not spray or check for rodents, insects, nothing in the sorts. Or at least not the whole time we lived there. There was a wooded area next to us where the previous tenants left trash, toys, & other miscellaneous items. Same thing for our back porch, they didnt clean up under it either. When we had the wind storm, it knocked shingles off the roof & caused the roof to leak upstairs where its not well ventilated & air does not circulate. Most of it happened in my 2 year old daughters room where we feared it would mold & cause health issues, but they didnt seem to care as they told me to put a bucket under it lol. They didnt come until a month or 2 later to fix the roof where one of the roofers almost fell through our garage & left some debris on my vehicle. They also let a whole box of roofing nails slide off the roof & into our driveway causing me to get a nail in my tire & I had to pay to have it patched up. Still did not fix the water spots on the ceiling in my daughters room. Our townhouse was sinking, literally sinking. So badly that our laminate was starting to come apart in our kitchen. You could see just by walking in our front door how our floors were slanted & it was also affecting our next door neighbors townhouse that had already started to slightly settle with ours. Ours had actually sank so bad on one side that it TWISTED MY DAUGHTERS DOOR FRAME UPSTAIRS & POPPED OFF. They had about 2-3 people come out & inspect it & never fixed it as long as we were there, but seem to be fixing the issue now. Upon move out, we did not clean our apartment because we had already paid almost $200 to have the carpets cleaned, they require it before you move out & I wasn't going to play in mouse feces any longer. They charged us $150 for cleaning out of our deposit & another $90 for blinds that WE BOUGHT with our OWN MONEY. We spent maybe $25 on 2 sets of blinds that were broken upon move out. When we moved in, there was no blinds lol. So every blind they seen hanging after we moved out, we bought. So be cautious about that, take your blinds down so you wont be charged, even if you bought them. We will be disputing that at a later date. If you do decide to look at these townhomes & you end up with Jennifer Head as your realtor, she will talk to you like you know little to nothing. She did this with my husband and I the first few times we talked to her until my dad with years of rental experience stepped in & as a co-signer with an exceptional amount of money in the bank had to let her know she wouldnt be doing that any longer & it was like working with a whole new person afterwards. Be aware when you hook up your washer as well. The part you connect your water to, doesnt get cleaned & we had been smelling mold from our laundry room for what seemed like months & months. Once we disconnected it, it was nothing but mold & black sludge, it wasnt cleaned prior to us moving in & we didnt even think to check since we thought the whole place had been cleaned before we moved in. They are now renting this townhouse out for almost $1100 a month & I will be the first to tell you that IT IS NOT WORTH IT. You will have mice & things that wont get fixed until you move out. I am going to attach some pictures, just so you can understand exactly what I mean by all these things listed.

Lana. The window issue has been sent to the actual owners of the property but they won't release the funds for us to replace. We have advocated on your behalf but we cannot spend money that we don't get approved. We don't own the property. We are only the management company.

Clarence Sullivan at 3395 Drayton. Clearly doesn't love facts. For people that love facts:Approved for 3395 Drayton Place even though he lied on his application saying that he makes $2.6 million from the Pharmacy Shop.Put down deposit. Then day of move in, decided to back out because the blinds for the home were on 2 weeks back order due to national shortage. So we kept his deposit, which is CLEARLY stated in his application. Very very shady person. I feel bad for his customers at The Pharmacy Shop on Southland. Can you imagine him being your pharmacy? Yikes.

Here are the responses to your points:1. The roofer took about 1-2 months to get to the roof because the entire Central KY was hit with a historic wind storm. It took that long to just get the insurance to approve. The owners spent $40,000 to replace all of the roofs on the whole row. This is as quickly as anyone could have gotten to that considering the entire state had over 2 billion dollars worth of damage.2. The foundation had settled in the front so we sent Champion Waterproofing to get a quote and the owner approved. Problem also fixed as soon as we found out.3. As for the cleaning fee, these pics will tell the whole story and your numbers are not correct, with what we charged you. The washer valve that you complain about is the drain. No one cleans out a drain. What you're wanting is for the owner to clean out each and every drain before a tenant moves into a property?
