    Park plaza has so far been an absolute dream find of an apartment in Lexington. Great location, great amenities, and the staff is incredibly helpful. Shaunice helped me find my new home in Lexington and she made my move absolutely seamless. Im excited to keep living here!

    Not once in my life have I felt the need to leave a review for any store, apartment, etc. but I have reached a point where it seems to be necessary as management keeps trying to downplay the situation at hand and lead us through a loop of miscommunication and overall disorganization. As a 4th year college student, I've lived in my fair share of under-par apartments so a complex like Park Plaza would be far above and beyond anywhere else...or which I thought. Since move in in December 2022, there has been numerous issues, some of which that had been NOTED IN THE INITIAL INSPECTION, that were not resolved for weeks-months later. Keep in mind Park Plaza pushed MULTIPLE times that the lease be signed as-is prior to even viewing the unit. I understand an older unit will inevitably have some amenity issues regardless of the care taken. BUT, I bring this up to add on top of my main concern of the cockroach issue that has been ongoing since initial move in. Note that this is not an issue on our end as we have had multiple staff members, even the regional manager, comment on how clean our apartment is and is the reason we have not been responsible for pest control payment. As an extreme clean freak, the fact that I have to live with cockroaches for, at this point 5 months, is absolutely disgusting and to the point where I am scared to open kitchen cabinets, shower, or put on my shoes without inspecting areas around me. I understand management has taken steps to resolve this issue and under other circumstances I would appreciate the effort as there is only so much one can do. But reality is we have had to fight tooth and nail for MONTHS to even be taken seriously at first as even the pest companies did not believe a unit it our condition could have this issue despite the numerous videos/photos and live evidence of cockroaches crawling on the wall. Why does it require a FIGHT to be treated seriously when it comes to pest issues? I can't imagine anyone would knowingly pay $1200+ a month to live in a unit with cockroaches.

    super weird how all the 5 stars say Mrs Beth Wright or Beth (literally scrolled for awhile & couldnt find one without her name) like they were paid reviews.. just sad. instead use the money to have a decent property. they are trying to hide problems with the complex & made it painfully obvious. If youre smart youll look elsewhere.

    (New resident): Ive been working directly with Katy Thay, and she has been responsive, helpful, and attentive to my needs as a new resident returning to the Bluegrass from out of state. The application and acceptance process was easy and low-stress compared to all other large company rentals Ive done in the Lexington area; I never feared theyd rent the place out from under me unless *I* slacked off and ignored them. Also, the deposit is affordable, even with the pet fee. The lease is incredibly detailed and specific, so I recommend keeping a list of to-dos and not-to-dos upon move-in (advice Ill take myself) to ensure good cohesion with the management. Thanks, Katy! UPDATE (Two years later): Pros: --> Rent is easily legible with no hidden or surprise fees, ever. --> Maryanne, the manager is personable and kind. --> The utilities bills for my 1-bed, 1-bath always come out to a sum of less than $60/mo., even during the hottest and coldest months. This is a key advantage of living here (KU is notorious for massive bills, and that doesn't really apply at Park Plaza). --> Reliable Wifi that is secure and free (really). In two years, it's gone out *maybe* twice. --> Lots of dogs in the building! The cuties bring a smile to my face. --> Pet rent is cheap, and big dogs aren't just allowed--they're welcomed. :-) --> The maintenance staff--especially Terrance--work their tails off and are the friendliest people in the building. I love them. Cons: --> The MAIN ISSUE from which all others stem is Anderson Communities **as a company**. Look at their reviews, and you'll get the gist, but... --> Staff turnover is frequent. Only the property manager and one of the night desk employees have remained consistent for more than ~6 months at a time. The turnover is due to upper management and low pay, if reviews are to be believed. --> They recently redid the lobby. The reflooring shut down the front door of the building for ~1.5-2 weeks, forcing the full building (~220) apartments to exit through the single garage elevator. Taking my dog out was a nightmare. --> The lobby was renovated over the holidays. For 2+ months, packages and mail had to be delivered during business hours only. It was a lot of extra work for the front desk staff in the evenings, and a nuisance to residents. --> During the lobby renovations, the whole building received "lease offer renewals", which was suspicious, because my lease didn't end for 7-8 months. What it really was was a ~14% rent increase (~$170, in my case). Given that last year's increase was only ~$20, I was shocked, and now might be priced out of this building. Wages didn't go up 14%, Anderson Communities. And groceries aren't getting cheaper, either, Anderson Communities. I don't think the in-house staff had anything to do with this massive rent hike, but it's annoying and disheartening, nonetheless. The whole building is seething. Residents I've never talked to before strike up convos in the elevators about it often. --> In the end, the lobby now has **less** useful space for employees (they sit at high tops in front of the mailboxes now, which can't be comfortable). I feel bad for the employees, to be honest. I think the entire process just soured absolutely everyone on direction the building is going. As a person who used to unflinchingly love it here, I now find it to be a solid C+/B- due to bad decisions at the upper levels that ultimately disrespected the residents and employees alike. LAST: Yes, there are homeless people. It's the literal center of downtown in a city. No, they aren't an issue 95% of the time. The reviews complaining about them are elitist and kinda heartless. Some are annoying, yes, but not nearly as annoying as the Jehovah's Witnesses on the corner or the preachers that walk around town with megaphones. ;-)
