My elderly and disabled mother-in-law and father-in-law live here. There was a water line break @ 3am Christmas morning in one of the apartments above them. Their apartment flooded, and they had over 3 inches of water standing at one point. The apartment uses a boiler system for heat, so after water had to be shut off, their apartment was also very cold that night. They have been having to stay in this apartment, never given any option of somewhere else to stay. Now, they are expected to move everything off the floors for carpet to be replaced. How does all this responsibility fall to them? Why weren't they offered somewhere else to stay while these repairs were done? Or, at the very least, why isn't someone doing all this work or at least helping them? My husband is helping them, but isn't this part of why you rent instead of own, so that you aren't responsible for these types of things? I understand that the property owners are taking care of the financial side of the repairs, but what about the work, etc. As a homeowner, i have had things happen, but my insurance covered other placement while repairs were made. I don't understand why the insurance policy on this apartment building wouldn't cover this for them. All renters insurance covers is damage to the renters own belongings. This whole situation is very sad and upsetting. My father-in-law fell and couldn't get up trying to get stuff done and the response from the manager is to call main management out of state in 3 days which is when all the work is expected to be done. Wow!

Dear Diane:Absolutely, while a water main break is hugely unfortunate and inconvenient, they occur in residences - both multifamily apartments and single family homes. A home owner calls a contractor to remedy the problem but does not automatically have an alternate living arrangement provided for them --- nor would an apartment resident; an apartment resident does, however, have the benefit of a management company rectifying the issue. Similarly, a home owner does not have someone built-in to move all of their furniture but can, of course, call someone for assistance. Of course, certain homeowners' and renters' insurance policies can provide for some of these comforts - if the policy holder paid for them. While the tenants in discussion had renters' insurance, their items were not damaged, and their policy did not pay for moving the items to the vinyl area of the apartment or to the garage; it also did not cover a stay in a hotel.Premier responded immediately to the problem on Christmas morning; Service Pro was on site that morning and extracted water from their unit. The Property Manager provided fans and a dehumidifier that same afternoon. Once all of the items were moved, Premier provided a new installation of padding and carpet in their two-bedroom apartment, which was all completed on 1/5/23.When you called the Property Manager on New Years Eve, she explained that she was unable to talk with you without the tenant present and their permission.A water line break is no one's fault; it is an unfortunate disruption. Fortunately, Premier responded quickly to ensure that residents were disrupted as little as possible given the residential reality.

Dear Kayt:Thank you for taking the time to rate your apartment community. When convenient for you, would you please reach out to your property manager with the specific issues you'd like addressed? We will do everything we can to provide you with a 5-star residential experience, and the best way to do that is to have good communication between manager and resident. Thank you so very much for allowing us the opportunity to serve you!
