Kading Review Really disappointing experience with Kading so far. Tvey have not once given the same information twice. I can never speak with the same representative ( I feel like its the same person but I get a different name every time) It started on application. We specifically applied on a unit that had a two week move in date. After they took our money and approved us for that unit. The move in date changes to 90 days later. This left us homeless as we needed to be out of our previous property. They then told us if we paid first months rent sooner we could move in early. Well we paid. This was wildly inaccurate information. Then they told us our move in date was today but we couldnt get keys until 11am. I called several times as we already made arrangements to move earlier. They told us we could get they keys be 9. Its 10:00am now I called and once again i was lied too. So we are just sitting here with a perfectly good and ready until to accommodate them and their misdirection. Their customer service team really needs to get on the same page. Im very nervous about living here if this is the experience we are already having. I will provide an update in a few weeks after move in 4/10/24 Got keys around 10:30 door wasn't even locked Move in was disgusting cigarettes everywhere place is filthy and when i called about the damage and stuff he gave me an attitude.

They will nickel and dime you every step of the way and refuse to answer calls from you. Had serious water damage when I moved in and they have not repaired anything. Unless it's on fire, it is your responsibility to do everything from changing lightbulbs to avoiding potholes. The one time they did do something they left nails all over my driveway and I had to get a new tire. Updating now that I have moved out, they are thieves as well, DO NOT TRUST THEM, THEY PAY FOR POSITIVE REVIEWS. Edit - I responded to their email and they ignored my request

We were the first tenant in one the new townhomes in Knoxville. We had a short term need, and it worked short term, but we would not live here long term. Our reasons are mostly related to my (and many others we see as we read reviews) perceived motivations of Kading Properties to nickel and dime tenants for every little thing. There are some quality issues with the properties, but they are livable, and would be a great first place for a young adult just getting started, as long as you are aware that you will be charged for additional things throughout your time renting. Here are things to be aware of if living in these properties: * Parking: Guests must park on Bell Avenue if you dont have an open spot in your driveway. This can be a long walk if you live on the south side of the development. They will tow if you park in the road behind your driveway for an extended period of time. * Snow Removal on Roads: They advertise that they do snow removal, but it's done with a skid loader and a bucket on the end of that skid loader, and no sand or salt was used that I ever saw. The road was so bumpy to drive down in the winter that you had to drive 2 mph as it felt like you were driving through boulders. During a storm, it would be very difficult to drive through without 4 wheel drive. * Snow Removal in Driveways: Be prepared to do your own snow removal in the winter. We contacted them about clearing our driveway after the first snowstorm because they charged us $50 for having a snowblower sitting outside, and they said they won't do the driveway unless there are no cars in your own drive, and no cars in your neighbors driveway because of liability. I did see them clearing some driveways several days after snow storms, but that is not really helpful if you need to leave during a storm. * Random Charges: They will charge you if you don't immediately put your trash can away ($50), or if you have anything else that they dont consider decorative sitting outside. We were charged $50 for having our snowblower sitting in the corner of our patio, but a grill is ok. We were also charged $50 at least one time, if not two, for our garbage can not being put away in 24 hours. * Electricity: The electricity cannot handle a microwave in the kitchen. The breaker would trip nearly every time we used it. We found ourselves lucky if we could microwave something without the breaker tripping. I know others who have this same problem in the development. * Hot Water: The water does not get very hot even after trying to turn up the temperature on the water heater. * Moving Out Charges: We hired a professional cleaner to clean the unit before we moved out because we had heard that they will nickel and dime you. We were charged $50 for oven cleaning and $30 for a stain on the toilet seat. When we asked for pictures of what they were referring to (because we had hired a professional to clean), they did send pictures which showed a clean oven and a normal wear and tear on the underside of a toilet seat. The pictures overall showed how clean we left the unit, and it was better than when we received the unit (and we were the first tenants to move into the unit). Their response after I challenged the charges was "I am very sorry to hear that. I do have to stick to the policy for cleaning. Again I am sorry." The one positive is that they do respond to messages even if they just tell you sorry, but you have to pay this charge or that charge, or they wont shovel your driveway, etc. Overall Kading Properties seems more concerned with charging for anything and everything on top of your rent than they do making it an inviting and comfortable place to call home.
