    I cant believe all these negative reviews. The ladies here are lovely to deal with. Never had an issue with them. People expect way too much from a management company. Buy a damn house if you cant deal with it.

    I concur with reviews that record-keeping is an absolute mess. Payments at present are taking over two months to process. First they take a long time to cash the check and then when they do cash them, they don't mark them as paid in the payment portal so it looks like you still owe money. I have also had issues late payment penalties assessed when payments weren't late and they never sent a letter or email indicating any issues. It has been a problem getting copies of legal documents that can be printed and it can be a problem when you ask for additional keys (be careful the ones they give you actually work).

    They allow cars to be kept on condo parking lot for over 10 years ,left to junk. Unsightly like a junk yard holding place.

    On Monday, Feb 12, 2024: Filed an online complaint with a consumer agency. Erickson R & M, Inc.'s response included a statement of action they claimed to have made, which they had not before that time. IMHO: "Respect is earned, Honesty is appreciated, Trust is gained and Loyalty is returned .." Not necessarily the case. Jan 25, 2024: -1 You may/may not know; some/many system-procedures have recently changed at Erickson R & M, Inc. Unfortunately, the payment mailed within the first, 5-7 business days; to the new, PO Box 8918 Carol Stream, IL, has not yet cleared; as of 3:47P.M. And, it has not reached Erickson R & M, Inc. I'm told to callback on Monday however, as I have done before today; I will check prior to Monday. IMHO: There seems to be no direct confirmation from the PO box service/individual that payments were received no later than the 15th of the month, as the legal docs stipulate. A manual/backup process should've been in place in case there were failures. Particularly since Accounting stated earlier today, "several payments had not yet been received." Also, a simple suggestion: rather than repeated calls, use email found on the bottom of correspondence. Then your situation will be at least documented electronically, should it be needed in the future. Updated Review: Annual Owners' info sheetswere due Feb 28, 2023 (paid late penalty).NO consequences were indicated for NOT providing complete, current, and accurate info; only a due date. Four weeks after that time, another inquiry was initiated regarding the number of currently, rented units. Erickson R & M's most recent response, repeated previously discussed and known info, exception: they clarified a supposition. Concerning; is that rental records may not be accurate. Particularly, when owners are asked; multiple times, info that Erickson R & M should know. Given, in some cases they collect rent. Any unit owner,living in one section of a complex;not having access to owner/renter information; and not a boardmember; has no capability to indicate to Erickson R & M, who is renting.The association's legal docs limit the number of rental units.No new/different number of currently, rented units was provided however, there possibly could be more than the number of units, previously discussed. IMHO, the experience has demonstrated a lack of critical record keeping and, information sharing; which should be available to ALL condo owners, per the association's legal docs. Dec '22 Post: HOA member requested the number of currently rented units. After several weeks of going back and forth; as of 12-10-2022, no response to the original question. Their response, after six weeks, was to provide me with info that I provided to them, based on public records. Stonewalling, rather than service, imho.
