    2022 update: Sam Nedeau is great! He expertly handled our sale of our 100-year old home in Evanston despite us moving out of state. Sam gave us great advice and helped us navigate some tricky back-and-forth with the potential buyers. He deftly handled our closing and we were satisfied with the outcome.Original 2021 review: Sam extricated us out of a difficult situation with our landlord and her unfriendly condo board. The landlord then later tried to pin a bunch of wear and tear on us for excessive penalties. Sam helped us negotiate settlement. He later handled our real estate closing too. Working with Sam was pleasant and reasonable.

    I hired this lawyer to evict my adult daughter. He sent me an email and explained to me in detail the process of her being evicted. Long story short 500 dollars later she's still here he doesn't return any phone calls nor answer any emails or voice mails. I should have know after reading the 2 letters he wrote my daughter with grammatical errors that he was an incompetent attorney.Taking advantage of single women working 2 jobs in health care during these trying times shows his greedy heartless character. Hope you have better luck than I did

    Sam has helped us on two occasions over the last 10 years with landlord issues. In the first case, our unit in a condo building that we were renting went under receivership and the developer landlord was scheduling showings illegally and the realtor was combative and intrusive. We were able to get out quickly with his help. In the second instance last year, we had been renting a condo for over eight years from a private owner and had bought a house. The private owner helped himself to our security deposit in order to make renovations and repairs to the unit as he prepared to sell it, blaming us for preexisting defects in the unit. With a few letters, Sam pointed out the landlord's mistakes and threatened to take him to court. We wound up getting our security deposit plus damages from this jerk of a landlord. He had no right to that money and he wound up paying us a lot more because of his greed. I highly recommend Sam's expertise and advice.

    Headline: Sam was negligent and FORGOT to collect the $10k earnest money deposit in a transaction that ALMOST fell through!!! WHO FORGETS TO COLLECT THE EARNEST MONEY?! He's lucky the deal ended up going through in the end!No. I would never recommend Sam nor hire him ever again. He did not care at all about a $450 real estate attorney service he was supposed to provide me. It was too tiny of a profit for him to give a crap about it. We had signed a contract with a cash buyer that turned out to be a disaster. The buyer was non communicative and kept extending the deadline. Sam was not proactive about anything regarding the transaction. Every time the deal was supposed to close, I'd reach out the day prior and ask if we were actually going to close this time. The next day Sam would reply and tell us there is an issue with the buyer and they need an extension. I should not have had to ask him the status the day before each closing date- Sam should have been proactive and reached out to the buyer himself! And maybe we could have avoided all of the delays. He was lazy lazy lazy b/c this was only a $450 service for him. Which btw he told me it would be $450 upfront but when the bill came, he charged $500 and I had to remind him it was $450. There was so much drama in the end with the buyer that caused us all A LOT of distress and all Sam cared about was billing the buyer for his extra time- which he did an odd suspicious discreet calculation to get it from the buyers without them knowing (it did not say "legal" fees, he tacked it on to the tax proration. When we found out no one collected the earnest money, Sam blamed the realtor. He never said sorry and NEVER took accountability.The buyer was at the most fault in general but Sam played a big role in the 1.5 mo delay of the transaction- that was one of the most stressful times in my life. He should not offer this kind of service if he doesn't actually care about it. Horrible communicator and not proactive at all. Do not hire him.
