    They are are very clearly not doing actual appraisals. They use comps that are not in the same district. The school district we live in is the best in the state and they comp with 2 places that are in a completely different school district. Then didnt use the 2 homes on the same street with the exact same dimension that sold this month as comps. They came back with a number that was 10K less than what the he house next door that hadnt been updated in 15 years and mine was completely gutted 2 years ago. We now have to get a 2nd appraisal. I would not recommend these people.

    Biggest joke of an appraisal company to ever be. They are out of state and dont know the market and have ruined my appraised value on my home. Theyre claiming its worth $100,000.00 than offers from offer up and other flipper companies! They send someone to snap come pictures and do a drive by appraisal and its a joke. They dont know my neighborhood they dont know the market at all. This is what happens when you let the lowest bidder take the appraisal. It ruins everything.

    They did a terrible job with their appraisal of our property on 5/03/2022. We are applying for a home equity loan with BMO and they employed ValueNet. Never entered our home to see that we have 4 bedrooms not 3and that our finished basement was much larger than they listed. Their comps were not even close to comparable to our home, and yet we have have had 4 homes on our block sell within the last year. Shame on you for such shoddy work.

    Appraiser never stepped foot on my property did everything from photos and internet. Claimed our property didn't appreciate after a full renovation and 2 years market appreciation in one of the hottest markets in the country. Used comps 5miles away, instead of the exact same layout sale 4 doors down. Not even good for the lender this company kills deals

    As a licensed real estate agent my job is to know the market. I pride myself on the data of what any given market is doing. While applying for a HELOC this company was chosen to do a appraisal. They broke the golden rule of appraising a house and jumped comps. It seems that they were trying to hit the zestimate number on the nose and chose comps to reflect that number instead of using the actual data of what the market is in this area. Their value came in about $65k under what the home would appraise for if it was being sold.
