Elevator is not working often. Soup dispenser and paper towel roll are often empty. Temperature is often too high or too low, varying from 60 to 90 degrees, depending on the weather, time of the year, office position in the building, holidays, season and other factors.

From several years in the Chicago real estate market, I've gotten to know prices and standards pretty well between different companies. Theres often a huge discrepancy in rent between buildings within a neighborhood. I was looking thru Evanston last month. After walking thru probably 7 or more office buildings with another company, I met Ryan Smith, one of the brokers at Imperial Realty. I asked him to help us finish our search. We just signed a lease at a property for nearly 20% less rent then what was quoted to my staff originally by the building owners broker. Now, I'm not sure if its just Ryan or if its Imperial in general but they seem to know all of the building owners and knew in advance 'what rent they'd really accept' so if you have a lease coming up don't just renew. Looking back, I think about how my prior Landlord didn't have a parking lot nor a cleaning service for our space whereas Imperial provides me both.

Big thanks to Wayne with Imperial who toured us through a bunch of different properties with different owners. We eventually settled on a building managed by Imperial as the building was close to the train and had abundant parking along with the lowest rent of all the buildings we saw. The building engineer and property manager introduced themselves to our staff and clearly know how to run an office building well. Since then, absolutely any time that I’ve had an issue they promptly resolve it between sending contractors out to fix a busted (frozen) pipe this past January's freeze or just through communicating clearly and quickly.. I’d been at a building in Northbrook prior to this and always had issues in the winter with the snow not being shoveled. It’s nice having a building with covered parking and low rent. I highly recommend.

Most pathetic realty company in the universe. I work in 800 E Northwest Hwy, a building Imperial (MIS)manages. Today I walked to my office on the 8th floor because the elevators were not working. This is pretty common. We have zero elevators working. Yesterday I came to the office and someone was stuck in an elevator and the fire department had to get them out. What does imperial do? Nothing. Imperial will be losing more tenants soon that is for sure. If you are thinking of renting from these morons I strongly suggest you find somewhere else to rent.
