The appraiser from McMahon, Baldwin & Associates provided us with appraisal report which greatly helped with our tax appeal.  Prior to ordering the appraisal they answered all our questions. The report was very thorough and easy to follow. Certainly a reliable association.

My wife and I are currently refinancing and this "local" company was chosen at random to do the appraisal. I say local because they are based out of a city that's nearly 45 minutes away from the area. Appraiser was nice enough but the report is a mess. They're using comparables from 8+ months ago and not doing their research on the conditions of major appliances and equipment. We got knocked $15,000 on one comparable just because the comparable had painted their 40 year old cabinets white to make the kitchen look "updated" even though the homes mechanicals were all 10+ years old and ours are only 1-2. Stay away or pray they don't find you at "random" on your refinance. UPDATE: well we refinanced again and lo and behold we got these guys again. The appraiser was well aware of the previous situation and actually called to ask if we should try and find someone else. I said go ahead and do your job. My only sticking point was I wanted to see consistency within the appraisal and how the methods were applied. This appraiser was thorough and the report appeared to be consistent which is what I liked. In hindsight the bottom line number was not where my anger was, it was having read that original report and seen all of the inconsistencies. Upgrading my rating of these guys. Maybe I just caught the original guy on a bad day.
