Our building hired DS in 2019 to do tuckpointing. The original contract was less than $29K, and in the end with one change order after another, it went over $74K. We had a new roof put in recently and the roofer had to fix the parapet which was supposed to be put in by DS during the project in 2019. Not only that, during the construction, DS opened up an exterior wall and left it open in freezing cold, and our pipes burst. 2 floors got flooded and the dry walls and floors were completely damaged. That was what happened to us.
OK, just want to add a few things. The project started in mid summer and went all the way into the winter (hence the burst pipes). We often didn't see workers working for days. But every time we were given another change order, we were pressed to make a decision within one or two days, with no time to consider alternatives. The next thing we knew, we ended up paying such a ridiculously huge sum. DS also lowballed us (quoted only small number of bricks that needed to be replaced) and charged us $25 for EACH extra brick, and that was one way how they jacked up the final price. We understand change orders happen, but how bad was the initial inspection that their quote was of by $45K, more than doubled? A lot of us were first-time homeowners in this building. That was a HUGE and EXPENSIVE lesson learned.
