3130 N Lake Shore Drive - PPM Apartments

I have lived here for 5 months and love it so much already. Perfect location being right on Lake Shore Drive makes it easy to get downtown fast. Everyone that works here is nice/helpful. My favorite part is that there is a parking garage and that I feel safe! 10/10 recommend living here!

0 care for tenants within this building. There has been ongoing exterior construction for well over a year. When first moving in, I was told it would be finished within a few months, the lies have continued and incorrect timelines and a sense of confusion from property management consist. The construction timeline given when first moving in has now quadrupled. The property manager either truly has no idea of the construction areas and timeline, or is feigning ignorance, Im not sure which is worse. If you enjoy peace in your apartment for yourself and your pets, avoid this place at all costs. For months, I have been distracted due to loud drilling directly outside my window or very nearby. I cannot hear anything even with headphones in and my pets spend all day hiding from the noise. I have been told the construction was finished on our side of the building months ago, then told they are doing finishing touches, then stopped receiving responses or being told I am wrong (despite video evidence). The only thing this place has to offer is location and unfortunately that no longer includes the apartment unit itself due to the noise. Id avoid this place until you see the scaffolding and trash bin on the east side of the building removed. Even then be prepared for them to lie about upcoming projects and noise that make the apartment impossible to relax or work in. PPM has no sense of their buildings, sends mass emails to all properties that dont even apply to this specific building, then employ a property manager that cannot have control of the timelines and construction on their own building.

Starting with the positive that the engineering team is great, and Simona was always friendly and personable. I initially loved my first couple years here but the construction as everyone is commenting on made it impossible to work from home, enjoy my space, and created a lot of stress issues for my pets which resulted in vet visits. Most of my floor smoked weed in their units, complaining didnt lead to resolution. Even a door jam blocker didnt keep the smell out and my asthma got very bad in my final year in my unit. The unit got way too hot during winter, 80-85 easily due to the radiators going at full blast, also utility bills were very high due to this. I dont want to completely discredit the property, but just giving people a heads up about the noise, the smoking and the utility bills. The location is great, and the engineering team is one of the best Ive experienced, so you really pick your battles in Chicago. 4 stars for the first few years and 1 star for the last few.

Terrible customer service from Simona Herlo. She was very short with my partner and couldnt answer credit specific questions. He went ahead and filled everything out and sent 150 for the credit check which came back rejected. No other investigation or information was given. Had she been able to answer the question or asked questions to us regarding why we had credit specific questions and actually handled the call with care and respect then this could have been avoided. Dont rent from them, they dont care about you. Buyer beware!!
