Atlas Appraisal Services

We contacted Atlas Appraisal recently as we purchased a new home and were in need of an appraisal. We could not be more pleased with the service we received. The appraiser was extremely professional, polite, prompt and responsive to our needs. We feel the appraisal was right on target, we will most definitely use their service again if the need arises.

I had an appraisal performed by ATLAS that came in 30k less than the property appraised for 2 years prior. The neighbors houses were all selling for 130-150k that were comparable. During this same time frame I had another property appraisal 2 miles down the road that appraised for 40k higher than it did the previous 2 years. I understand there are a lot of factors that go into an appraisal but this makes zero sense. I have ordered a lot of appraisals for rentals and primary residency... A property does not lose 30k in value during a strong real estate market when the property is in better shape than it was when it had the higher appraisal value two years prior. I had to hire another company to do the same appraisal and they had it prices 40k higher. 40k variance on a 130-150k ish property is a big swing. I would not recommend ATLAS to anybody who needs an appraisal... they are not even close to the actual value of the property when compared by other local appraisals that have been done.
