My husband and I took over someone's contract at University Courtyard in July. We were initially so excited to live here because it was so close to campus and "affordable" compared to other places. We also were under the impression that we could choose a month-to-month contract after we fulfilled the year contract, we took over to avoid having to move in the winter months. In September we got an email asking if we wanted to renew our lease. We let them know that we wanted to do the month-to-month option and they told us that wasn't an option. We reviewed the lease and were very confused. They have a weird loophole that makes it, so it isn't something that is actually an option. I let them know that I thought this wasn't transparent or honest and they didn't even bother to reply. That is when my husband and I knew we had no desire to continue living there and started to find another place that we are SO much happier in. Unfortunately, there are many other factors that continued to push this experience from their average 3-star rating to a 1-star rating. As I mentioned before, it initially comes off that rent here is fairly inexpensive, but you will pay over $1,000 a month for rent and the fees for a literal shoebox of an apartment. They will also miss charges from two months prior and then randomly attach it to another month's bill. Then, you have to pay the cost of using their laundry room in the clubhouse. In order to use it, you have to download an app and upload money to it. You have to always put in a minimum of $10 which ends up being easy because one load of laundry will literally cost you so much money because you have to dry your clothes twice. So, add that to the monthly cost and you are pretty close to the price of a nicer apartment somewhere else. It is NOT worth it to live here! The only benefit is that you are close to campus. End of story. If I haven't already convinced you this place isn't worth your time, I have some other points to make. The internet at University Courtyard is never consistent. We tried to contact the internet guy 3+ times and never got a response. The walls are extremely thin which really blows when you have neighbors that are loud when they are sad, happy, and being pleasured. They don't care if they have tenants that let their dogs bark 12 hours a day (not an exaggeration. I work from home and kept track) for the whole complex to hear or enforce people to clean up their dog's poop. The stairs are literally crumbling apart. Communication with the office is super inconsistent. Personally, they always answered my texts, but never once responded to my husband's texts. They did get a new manager while we were there, and he did a lot better job. I do have positive things to say about him. He made our move out process very easy, and I was very grateful for that! They also do not maintain the stairways in the winter. My husband was almost always the one to shovel our stairs so that we didn't slip and fall because they get SUPER icy, and no one cares to maintain them which is why they are falling apart. Do yourself a favor and do not live here no matter how desperate you get. I promise you; it is worth the extra money to invest in a place that has more space and has been better taken care of! We have been gone for a few months and our mental health is seriously so much better! ANOTHER disclaimer: any five star reviews they have are because they give incentives to their current tenants.

Where do I start? First of all, when we moved here, we only received one key to our apartment and no mail key. We had to go and see the manager seven different times before any action to get our missing keys was taken. Because of this, it took almost 2 months to get our mail key, and by that point, some important mail had already been sent back to the sender. They clearly did not check or clean the apartment when we moved in. The carpet by the front door had not been washed, there was grime, dirt, and long curly black hair everywhere. We had to deep-clean everything before we fully moved in. The walls are incredibly thin, and you can hear every conversation your neighbors are having. The laundry is $1.75 per cycle, and the dryer is $1.5 per cycle. Way too expensive in my opinion. This whole place is falling apart as you can see from the pictures. The white plastic fence had been broken the entire time we lived there, the metal reinforcement for the buildings is falling apart, and there was dog poop everywhere. Not to mention the stairs and the lack of maintenance on them. During the winter the stairs were consistently so icy, that both me and my husband had nasty falls, and my husband had a bruise on the entire surface of his thigh to marvel at. Thank goodness I wasn't pregnant at the time. The stairs have massive cracks on them, and some of the worst ones have been fixed, but who knows when the others will be. All the 5-star reviews here from December 2023 are fake because the management gave gift cards to people who gave a positive review. Don't really have anything good to say about this place. Please live somewhere else if you can! The short distance to campus is not worth the headache, expensive rent for what you get (basically no amenities), and pain of dealing with everything.

Don't. Just don't. You'll be stuck in your lease, they don't do anything to help you out except say "pay the rest in full" and they barely plow, rent is high, office is rarely open, they actually charge a LOT for laundry

Updated review: Management is the worst. It took over 2 months for us to sell our lease. We had multiple people interested and whenever there was a tour given the manager would say we have open leases so you dont need to buy someones We had someone so close to signing but because the manager would never respond and change the date on the lease, our buyer flaked. It took them over 30 days to give us our security deposit back. Because they forgot to print our check and put the correct address after giving them the correct address 2 times over text and getting confirmation that they got it. I doubt they actually clean in between apartments and dont do carpet cleaning like they say they do. Laundry is super expensive and our clothes wouldnt even get washed everytime. There were two times we tried to do laundry and we would come back to our clothes sitting in A TON of water. Most of the 5 star reviews on here are fake because they were giving away gift cards in December 2023. Snow removal never happens so residents shovel and scrape the stairs so they dont fall over from all of the ice. The stairs are never salted and everything is super rusted. I highly recommend you live somewhere else. These apartments are way too expensive for what you get.

Updated Review: several residents have had their leases sold out from under them after "being contacted" about lease renewal. No contact was made or notice given, and now they're suddenly being forced out. This is a regular occurrence so far. Underhanded and seems to be borderline illegal? They made excuses about a wrong phone number, despite having multiple on file for the same tenants, as well as two separate email addresses. And the lease is gone, new tenants have already signed. We renewed our lease in time only because my husband stopped by the office for something else and happened to ask about it. He verbally told the manager there that we wanted to renew, and was told it was noted down and we'd get the new documents soon. After we didn't get them, I emailed them and asked again, and discovered that no note had been made and we were lucky enough to be within the window still to renew. Live at your own risk, I guess. They're finally redoing the laundry room though. After a hefty rent hike. Final update: Laundry room turned out to be a new expense. The washers are smaller capacity and use the same amount of water. The dryers are larger capacity and do not dry the clothes (can't even handle fully drying half a washer load). The stairs are falling apart. My husband fell through them when one crumbled underneath him. They painted the railings and doors black, making them burning hot in the summer. Snow and ice removal is severely lacking, making everything hazardous in the winter. If you're looking for a place across from campus, that's what this place has going for it. Otherwise it isn't worth it for college student finances. Look elsewhere.
