    My wife and I moved in almost two weeks ago and our experience has been great. The management gave us a tour before we decided to live here and ever since we known them, they've answered the questions we've had about payment, appliances, and lots more questions! It's a confortable place to live! With heated pipes in the floors, our feet stay very warm even without socks.

    All things considered, this is definingly "an apartment". My wife and I have lived here for two years. We got into the place quick and didn't expect much. We have a 1 bedroom unit. Maintenance is pretty good/quick at important things like clogged sinks, broken showers, etc. and are really nice guys. Managements seems a little confused. Talking about leasing and insurance is unnecessarily awkward and confusing. You'll talk with one guy and they'll one thing then get an email saying another. My guess is it's just new boss has new ideas than haven't gotten to the employees yet or gotten to them clearly enough. And my philosophy is the less you have to talk with management the better. You have to pay to use the complex's washer and dryer on average you'll drop like $28/month feeding the machines. You pay for parking ($15) and utilities ($65) through them every month. And you pay power on your own through Rocky Mountain Power. And you have a choice get rent insurance the place (not your stuff) with them for a fee ($12) or get you own and put them down as an interest party. With all the charges and rent it comes out to just a little over of $1000 as of the time of writing this. But this can always change dependent on the current situation, economy, blah blah blah. It has an in-wall AC unit which works well in the summer and heated floors for the winter. They remove snow regularly in the winter. It is closer to campus than most other married housing but it is still an alright walk. I drive and it only talk like 5 mins to get on campus. And at least in the 1 bedroom units there is this long area the can be used as storage for all the totes you've probably gather when a single student. They have optix internet/wi-fi and ethernet port that get about 95 Mbps upload and 95 Mbps down speeds. Overall The day-to-day life is good and we've make it work.

    Redstone Property Management, who runs this complex, is the worst company we have EVER been forced to deal with. Communication is effectively impossible outside of their part-time hours, and everyone is on a different page. These apartments are the smallest on the market, and the tour you are given is of a different floor plan that is larger, so you are already baited with that. The lease agreement is 45 pages, which is a big red flag that you have to pay to discover. The few good reviews left were incentivized by winning a gift card. Every few months you get hit with surprise charges on your account, management excuses them by saying the system is glitching. Theres a $35 application fee, and you also have to have a good enough credit score to get approved to live here. Utilities are charged separately from rent, so while already paying the highest rent per square foot in Rexburg, you also have to pay for utilities separately, as well as for parking and required renters insurance, which only covers the complexs stuff. After multiple nuisance smoke alarm events (activated by using in-unit air conditioning, which is loud enough to wake the dead, and by showering) we found that the smoke alarms were 12 years old (supposed to be replaced at 10 years, excuse was that they test them yearly so they dont HAVE to replace them. When talking with complex maintenance manager, he said that they are only required to test 1 building of the 4 to ba ADA compliant). We also had to inform the management that the fire extinguisher was 2 1/2 years expired, box spring was broken upon move-in, seven lights burnt out in three months with minimal use. Neighbors regularly smoke weed, filling the area with the stench of it. Laundry is charged at $3.25 per load, which is the steepest price Ive found in town. Only 2 washers for our 2 building corner of the complex. The carpet and included appliances are almost guaranteed to have been installed when the building was built circa 2009, and at this point the carpet and subfloor should have been replaced years ago. The padding is gone, and the carpets even when freshly cleaned look disgusting. There is a constant flow of people moving out as soon as possible, because everyone eventually comes to the realization we did, that living here is the most you will pay for the worst renting experience in Rexburg. 0/10 would not recommend to my worst enemy.

It has never been our intent to create confusion with a lengthy lease contract. Our intent is to inform and make sure that all possible questions are answered through our lease. Applications fees and a background check are a standard practice in the housing industry and are there for the protection of the owner and other residents that live on the property. It would be irresponsible of us not to perform a background check on prospective residents. We have no hidden fees at the property. All fees are outlined in our lease on a single page of the contract. If you were charged any fees that you should not have been and they were not removed please let us know and we will be happy to remove them. We also regularly replace carpet at the property as residents move out, when needed. Any alarms or fire extinguishers we provide are checked annually and quarterly, if anything was missed and is brought to our attention we will always remedy the situation. We are sorry that you were not happy with your time at University Gateway, but we hope that you enjoy your new housing. Have a great day!
