One broken bench but otherwise a nice place to park and stroll

Has 2 picnic tables(such as they are), a Grove of magnolia trees, and about 8 parking spaces. I come here at lunch so no one at work can find me. It's my parking spot of zen.
Playground: None, unless your kids are entertained by grass, trees, and dog poop. Bring a Frisbee or something to throw at/to your phone obsessed kids.
Restrooms: None, unless you're one of those scofflaw types that'll wander into the Grove pretending to look at the trees.
Dog-friendliness: Keep dogs on leash and scoop tha poop. Other than that...dogs are welcome as anything else.
Picnic area: 2 concrete tables with rudimentary concrete benches. There was a third table, but I think a meteor hit it. Or something equally catastrophic.

Not a park. A couple concrete picnic tables overgrown so you couldn't sit on them if you wanted.
Trash everywhere. No trees, industrial area.
